Surrounding the expansive Mount Washington Cemetery, the neighborhood is primarily residential, with grid-patterned streets and narrow sidewalks. Most homes were built in the early 20th century and remain standing from that time, either having undergone renovations or needing a little care from potential homebuyers. "Property values are going up; a lot of buyers are coming and fixing up homes that have been there for a long time," says Jayme Generaux, a decade-experienced Realtor with Realty Executives of Kansas City. Architectural styles vary drastically, from painted Craftsman homes to A-frame cottages and classic ranch houses. Most properties sell for around $150,000, the rare and more contemporary home going for around $200,000.

Getting to downtown Independence and KC
Mount Washington is bordered by Truman Road and Highway 24, which feed into the main artery of Interstate 435. There are several bus stops along major neighborhood thoroughfares, such as Independence Avenue. Just a few minutes east in downtown Independence is the namesake Independence Station, an Amtrak hub located on Grand Avenue.

Highway 24 and Truman Road, the neighborhood's main thoroughfares, are where most local businesses have settled. "We have fun things for the seniors to do, like bingo and cards; we serve lunches every day, and we prepare meals for the Meals on Wheels program," says Helen Hall, an administrator with Fairmount Community Center and Mount Washington local. "It's about having fun activities, but it also gives folks a place to go when they need it."
