Iowa Colony is country at heart but growing like a big city
Iowa Colony is a rapidly growing suburb of Houston, less than 25 miles south of downtown. A decade ago, it was largely rural, with just over 1,000 residents. In 2020, that figure was just shy of 10,000, and today, it's estimated that around 15,000 people call the city home – and counting. Much of its recent growth is a result of new master-planned communities like Meridiana, which has stimulated commercial development in the area, as well as the expansion of Highway 288, which leads directly to Houston.
"[Iowa Colony is] the epitome of suburban life, for sure, but you also have that country-esque feel," says Daphne Brown, a broker and the owner of Beyond the Home Realty, LLC, who lives in nearby Rosharon. She notes that people are attracted by the good schools, many green spaces and slower pace of life. "They want their kids to be able to go out and play, but they also don't want to be too far from the city," she says, "and that's what you get in Iowa Colony."

New development in master-planned communities like Meridiana
Iowa Colony has a bit of everything: subdivisions run by homeowners associations, properties on acreage and master-planned communities (MPCs). "You can go from paved roads to, within less than a mile, a country road where you see cows and horses and estates," Brown says. Most homes are new construction, especially in MPCs like Meridiana, which is built around a large lake and has schools and recreational facilities – including a wave pool. Buyers can also purchase plots of land here and choose a builder, with the price per acre ranging from $30,000 to $60,000. There are also some newer townhouse communities with homes in the $300,000 range. The city's median home price is $375,000, slightly higher than the state's median, though some larger custom-built homes are priced in the $700,000s.

A solid education through the Alvin ISD
Alvin Independent School District earns an A minus on Niche and serves nearly 30,000 students. There are 27 colleges within 50 miles, the closest being Alvin Community College, roughly 11 miles away.
Iowa Colony is part of the highly rated Alvin Independent School District.
Iowa Colony residents can purse higher education at the nearby Alivn Community College.

Brazos Bend State Park nearby
Most parks in the city are located in subdivisions and master-planned communities. While some are private, more than half are public or semi-private, giving locals places to play sports, swim or relax. The newest parks and rec master plan was adopted in 2023 and proposes a 40-acre Community Park and a new "mini park" at Freedom Field, Alvin ISD's football stadium. Brazos Bend State Park is around 20 miles away, with trails, fishing spots and the George Observatory. The beaches of Galveston are about 45 miles away.

Local events and farmers markets
In Iowa Colony, "they celebrate everything," Brown says, adding that parades are big here. "They have a big MLK parade that goes through the city. And for the Fourth of July, a big fireworks display." Events are also held in master-planned communities, like Meridiana's Movie on the Lawn. Brown adds that locals host pop-up farmers markets at local businesses and churches and regularly hold grassroots fundraisers for community members in need. She says the most popular church is Word of Restoration, just outside Iowa Colony in Rosharon.
Commuting to Houston
Brown says most residents commute to Houston or to surrounding oil refineries and petrochemical plants like the Dow Chemical Company for work. State Highway 288 and Meridiana Parkway intersect at the city's center, but Brown says learning back roads is a must. "They can take you around so much traffic. Especially with all the construction. When there's an accident, right now, it will pretty much shut any of the major streets down." She adds that the city is working on a 288 overpass to alleviate the congestion, notably on the drive to Houston. "Once that is done, [city officials] said it's about to reduce the time by 15 minutes," Brown says.
Trinity Metro serves the area; however, Brown says most people drive. William P. Hobby Airport is about 23 miles away, and George Bush Intercontinental Airport is around an hour's drive north. The closest hospital is Memorial Hermann in Pearland, about a 10-mile drive.
Manvel Town Center is the new place to shop
Manvel Town Center, about 4 miles from Iowa Colony, is a popular new shopping area anchored by a large H-E-B and is continually adding more stores and restaurants. Locals can also easily travel to commercial areas in Pearland, Sugar Land, Lake Jackson and the Galleria area of downtown Houston.
Many new businesses are located at the Manvel Town Center near Iowa Colony like Whataburger.
Iowa Colony residents can pick up groceries from the nearby H-E-B at Manvel Town Center.

Weather and crime in Brazoria County
While some areas of Iowa Colony are in a flood zone, master-planned communities are built at an elevation. Brazoria County is known for its strong winds. "A home needs to withstand at least 100 miles per hour wind," Brown says. "To get decent insurance rates, the roof has to have a WPI-8 rating." The area is prone to hurricanes and experiences hot, humid summers and mild winters. Crime rates for Brazoria County dropped by over 4% from 2023 to 2024.
