The Irving community of Hillcrest Oaks, located about 12 miles from downtown Dallas, is relatively secluded neighborhood that borders the Arts District while also offering easy access to the attractions and amenities of the nearby Metroplex. “It’s an ideal location for anyone needing access to the greater Dallas-Fort Worth metro area in an established neighborhood with a suburban feel,” says Casey Smith of Texcel Real Estate. Smith says she lives nearby because south Irving is less crowded than other parts of the city. “It’s nice to be in a quieter space away from the development.”

An established neighborhood where families are raised
The community features a collection of midcentury ranch-style homes built in the 1960s. Mature oaks and other native greenery shade sidewalks and front spacious yards in this attractive, walkable setting. “It’s one of the more established neighborhoods,” Smith says. “There are not a lot of rentals. It’s a lot of people who have lived there for a long time and raised their kids.” Smith describes the homes as “well-built and well-maintained.” With Texas winters and electric bills in mind, many homes are designed with brick and stone. Backyards are large enough for pools, which provide a convenient respite from the hot, humid Texas summers. Prices typically range from the low $300,000s to the mid-$400,000s.

Nearby Irving Arts Center is a city attraction
The Irving Arts Center is the cultural anchor of the neighboring Arts District. Residents are mere minutes from the Smithsonian-affiliated facility that is the featured attraction of a 10-acre complex. Irving’s trendy hot spot is filled with dining and entertainment destinations on Lake Carolyn. “We have a lot of taquerias and family-owned staples in the area, but the best restaurants are in Las Colinas,” Smith says.

The Lee Park Recreation Center is less than a mile away. The facility is home to a popular pool, and other featured amenities include a gymnasium, fitness center and racquetball courts. Kids can enjoy an adjacent shaded playground. Jaycee Park is a relaxing green space just across the highway. Its featured attraction is a large pond with a hippo sculpture where visitors can feed ducks. However, activity is limited when water levels are low. Nearby Lake Carolyn in Las Colinas offers additional activities for outdoors enthusiasts.
