“The community is mostly made up of older folks. When they sell or move out, it’s often younger families moving in to go to the local elementary school there because it’s very convenient,” says Victoria Gregory, a local agent with Shoe Realty. “It’s mostly single-family homes, but there are some townhouses too — no condos or apartments, so it’s almost all homeowners.”

A quick drive downtown and close to tons of shopping and dining

Situated between Interstate 295 and the new First Coast Expressway toll road, the community is largely made up of contemporary residential subdivisions clustered around small lakes and ponds. The curvilinear neighborhood streets and cul de sacs are often quiet with very little drive-thru traffic, as there are multiple ways to access each section along Argyle Forest Boulevard, Collins Road and Old Middleburg Road, the three main arterial roads in the community. While the suburban community is nearly 20 miles from downtown, residents are just a short drive away from several shopping malls and commercial town centers with supermarkets, national retailers and a wide variety of casual eateries and fast-food restaurants.

Colonial-influenced homes average about $300,000

Many of the area’s homes are a few decades old now. But around the First Coast Expressway, new residential housing tracts are on the rise. "Chimney Lakes/Argyle Forest has a lot of older houses, but what is unique is the current uptick in new construction. So you will have seasoned homes and newer builds in one area,” says Janel Williams, a local real estate agent with Watson Realty Corp. “That shows the attraction of this particular neighborhood--the community is growing, and people are buying in.”

The developments in Chimney Lakes and Argyle Forest are contemporary but influenced by Colonial architectural themes: white arched windows, symmetrical designs and cross-hipped roofs. Craftsman and Mediterranean styles also inform some of the home styles with stucco-clad exteriors and arched doorways on ranch-style homes. Homes in the community typically average about $300,000 with a mix of newly built homes and properties developed in the 1980s and ’90s. Small homes under 1,000 square feet and fixer-uppers that need repairs typically start at around $150,000. The most expensive homes in the community reach around $450,000 and span more than 2,500 square feet with four or more bedrooms.

The Oakleaf Town Center is the area’s largest shopping destination with more than 70 businesses, including Publix, Aldi and Target. In addition to a few supermarkets and big box retailers, the commercial corridor has ample fast food and local dining spots. Osaka Japanese Steak House gives patrons a show with classic hibachi-style eats, while local surf-themed restaurant chain Jimmy Hula’s curates tropical vibes with fruity cocktails and fish tacos. After dinner, folks can catch a movie at the EPIC Theaters cinema. On the opposite side of the community, closer to I-295, other major retailers such as Costco and Sam’s Club are located next to the Argyle Village Shopping Center.

Park amenities in the subdivisions and hiking trails at Branan Field

In the Chimney Lakes development, residents can go to its central recreational area that includes sand volleyball, tennis courts, basketball, a community pool and open green space. The Argyle Forest section of the community features a similar recreational space with baseball diamonds and even more hard-surface courts, including 12 designed specifically for pickleball. West of the community, the Branan Field Wildlife and Environmental Area features more than 3 miles of trails for hikers, cyclists and horseback riders across a nearly 400-acre expanse where gopher tortoises and wild turkeys nest under mature pine flatwoods.

It is a safe area for the most part. There are occasional shootings and crimes, but for the most part, it is a safe area. Everyone looks out for each other and tries to keep one another as safe as possible.

I live conveniently by the Oakleaf Town Center, which consists of a variety of stores/businesses to choose from. My personal favorite would have to be Target. They have a wide range of goods ranging from groceries, electronics, and clothing.
