Developments on the westside of Jacksonville
Hillcrest is remembered in Lynyrd Skynyrd lyrics as "Shantytown," but today, the Van Zant House, where founding band members grew up, is increasingly surrounded by new homes. The neighborhood sprang up in the 1950s and started to change in the 1980s. "It's a well-established neighborhood, but with recent revitalization and development efforts, there is a lot of new construction," says area resident Art Doring, owner and broker at Front Porch Realty. Today, the community is seeing new homes, with half of the available listings dating from the last five years. The community sits within 5 miles of two Amazon fulfillment centers and Ascension St. Vincent's, significant employers for the city.
Many homes have access to the Cedar River for year-round water spots activity.

Residents take Normandy Boulevard to reach Interstate 10 and Interstate 295. Downtown is 10 miles away, and the Jacksonville International Airport is about 20 miles north. Locals can reach Ascension St. Vincent's Riverside within roughly 5 miles for emergency medical attention and specialized care.

Normandy Boulevard leads to shopping plazas and retail spaces on the northern side of Hillcrest. Sports at Criswell Park, with water access at Curtis Lee Johnson Boat Ramp
The 11-acre Criswell Park has basketball courts, playgrounds and sporting fields. The park is also home to Lakeshore Athletic Association, a youth league for football and baseball. Hillcrest residents can launch their boats at Curtis Lee Johnson Boat Ramp to the south. The ramp, located on Cedar River, is a popular fishing spot for bass, redfish and seatrout. Boaters can travel through the waterways to Ortega River, which leads to the St. Johns River for direct ocean access.
At Criswell Park, you have the home of the Lakeshore athletic league.

Midcentury homes with new construction
The area attracts first-time buyers and investors. "Homes in Hillcrest are more affordable than many other Jacksonville neighborhoods," Doring says. These homes include 20th-century ranch-styles to new traditional houses and duplexes. Recent houses, such as those in the Cedarhurst development, show new traditional styles with attached garages and no homeowners associations.?The Seasons at Park Trace and Crossroads Station have new duplex-style townhouses. Fixer-uppers cost between $50,000 and $100,000, while move-in-ready ranches tend to enter the market between $120,000 and $300,000. Newer builds from the last 10 years sell between $250,000 and $350,000.
In Hillcrest, the older ranch homes tend to have larger yards.

College acceleration program at Riverside High School
Children attend Hyde Park Elementary, which receives a C rating from Niche. Lake Shore Middle has a C-minus. At the B-minus-rated Riverside High, students can enroll in the early college acceleration program to earn college credits and receive an associate degree.

The Van Zant House sits near the center of Hillcrest on Woodcrest Road. The band's artists, Donnie, Ronnie and Johnny Van Zant, grew up in the home between the 1950s and 1980s. The fourth member, Bob Burns, lived nearby. According to rock legend, the four met after Ronnie struck a foul ball that hit Bob in the head. The incident led to the formation of one of America's most renowned Southern rock bands.
