A suburb next door to Mayo Clinic Florida
In the late 1980s, Mayo Clinic Florida opened a full-service medical center along J. Turner Butler Boulevard, immediately east of what would soon become the Hodges neighborhood. Developers began building subdivisions to accommodate the influx of healthcare workers moving to Jacksonville to work at Florida’s new top-rated hospital. By the early 2000s, Hodges had luxury condominiums, 55+ communities and single-family homes with golf course views. A Publix Supermarket was built at the south end of Hodges Boulevard around the same time. The neighborhood remains mostly the same today, but now, it has well-established landscaping and neighbors who’ve become more like family.
Hodges started in the late 1980s with the opening of Mayo Clinic Florida along Butler Blvd.
Publix is the top choice for grocery shopping in the Hodges area.

Condos, townhomes and single-family homes with community amenities
Hodges is made up of multiple subdivisions, each with their own private amenities managed by individual Homeowner’s Associations. Most have community pools, playgrounds and sidewalks lining the streets. Condo communities like The Grand Reserve have full-service spas, fitness centers and tennis courts, while Windsor Parke features an 18-hole golf course and an on-site restaurant. Cypress Village is a large 55+ community with one-story townhomes and two- to three-bedroom cottages. The Glen Kernan subdivision is building another 55+ community on the other side of Hodges Boulevard. Its apartments and cottages began leasing in 2024, but the complex won’t be complete until 2025. Bishops Court has new two-story townhomes at the neighborhood’s north end.
"On average, home prices start around $450,000, but the community contains multimillion-dollar properties," says Marc Fagan, a local Realtor with Berkshire Hathaway HomeServices Florida Network Realty. The condos and townhomes can range from $175,000 to $350,000. Single-family homes on quarter-acre lots usually start at around $400,000 and go up to $750,000. Like many Floridian communities, these houses feature L-shaped ranch-style architecture with Mediterranean accents. Four-bedroom Spanish Revivals with central verandas sit side-by-side in the Villini at Glen Kernan subdivision. Homes in this small, gated community are the neighborhood’s most expensive, with listings ranging from $800,000 to $1.2 million.

J. Allen Axson Elementary follows the Montessori method
Hodges students are zoned for Duval County Public Schools. Preschoolers can start at Chet’s Creek Elementary or J. Allen Axson Elementary. While both schools receive an A-minus from Niche, J. Allen Axson offers an integrated magnet program based on the Montessori method. Kernan Middle earns a B-minus rating, and Sandalwood High gets a B-plus.

Members and non-members can play at Windsor Parke Golf Club
Hodges is close to some of Jacksonville’s premier outdoor recreation. Windsor Parke Golf Club doesn’t require a membership, but community residents and other outside members get access to its sister club, Julington Creek, and complimentary use of the driving range. Castaway Island Preserve’s wooden boardwalk winds over marshlands just 3 miles north. Its paddleboard and kayak renting station opened in 2024 and connects boaters with the Intercoastal Waterway. From here, Jacksonville Beach and Oceanfront Park are less than 4 miles away.

Windsor Commons has groceries and other everyday conveniences
Hodges Boulevard is a central commercial thoroughfare running straight through the neighborhood. It links south to Windsor Commons, which has a Publix Supermarket, Walgreens and other convenient businesses. Private doctors’ offices of varying specialties occupy three retail strips across the street. There are fast food chains and big box stores like Walmart and Target at the north end of Hodges Boulevard. It’s about a 5-mile drive from here to Jacksonville’s central shopping mall, St. Johns Town Center.

Hodges Boulevard links to US Route 90
Hodges Boulevard is the neighborhood’s main throughway, connecting U.S. Route 90 and State Road 202. Highway 90, or Beach Boulevard, links to Jacksonville Beach in less than 5 miles. Downtown’s museums, restaurants and sports arenas are 12 miles west; from there, it’s only 15 miles to the Jacksonville International Airport.
Hodges has an extreme risk of wind damage
While flooding is rare, RiskFactor says Hodges is at an extreme risk of wind damage, and it has a 10 out of 10 Heat Factor. Luckily, all the homes, whether attached or detached, have stucco exteriors. The sturdy cement material is durable and practically weather-resistant, helping to keep homes cool and protected during hurricane season, which runs from June through November.
