Known for its Spanish moss-draped oaks and citrus groves whose fruit were exported along the St. John's River, Mandarin still feels like the relaxed, slow-paced community it has been since 1830. Today, the primarily residential community attracts buyers looking for quiet parks on the river and a comfortable lifestyle while being close to everything Jacksonville offers. "You are centrally located to everything you would ever need, like shopping, hospitals, and parks," says longtime area resident Joanie Heighes, a Realtor with Engel and Volkers First Coast. In addition to its proximity to amenities, Mandarin's waterfront location makes it popular for water recreation and fishing, with most residents owning boats. "You are near the river pretty much wherever you stand in Mandarin," Heighes says.

Riverside estates and single-family suburbs in Jacksonville

Mandarin features winding roads with a mix of woodsy mid-to-late 20th-century ranch-style houses, new traditional homes and contemporary builds, with prices ranging between $400,000 and $900,000. There are also large waterfront properties, which typically list between $1 million and $4 million, depending on the size and amount of water frontage. "Directly on the river is Old Mandarin, and since the homes there were built earlier, they have larger lots and mature oak trees with Spanish moss," Heighes says. "Closer to San Jose Boulevard is where you'll find many of the newer neighborhoods, which seem to be springing up out of the ground."

Duval County Public Schools and private options

Duval County Public Schools earns an overall B from Niche and serves families in Mandarin. Students can start at Crown Point Elementary, which earns a B-minus, or Loretto Elementary, which earns a B-plus. Students can then attend B-rated Mandarin Middle before attending A-minus-rated Mandarin High. The school participates in the AICE program, a rigorous college preparatory curriculum designed by England's Cambridge University that enables enrolled students to earn up to 45 hours of college credit at public colleges and universities in Florida. There are also highly rated private schools nearby, including the A-plus-rated Bolles School, which, according to Niche, is the top-ranked private school in the Jacksonville area.

History, manatees and dock access in Mandarin parks

One of the neighborhood's most popular spaces is the recently renamed Tommy Hazouri Sr. Park, which encompasses 10 acres overlooking Julington Creek. Turtles and manatees are swimming along the waterfront, and visitors may be found launching boats, kayaks and paddleboards onto the bay. The park also has forested walking trails, a picnic pavilion and a playground. On the grounds of an 1870s farming homestead, surrounded by trees draped with Spanish miss, is the Mandarin Museum and Historical Society, the centerpiece of Walter Jones Historic Park. The park is popular with nature lovers and history buffs. Visitors can walk the park's trails to County Dock, a waterfront park with a fishing pier and a boat launch. Additionally, residents can play soccer at Chuck Rogers Park, tennis and baseball at Alberts Field, and pickleball at Walter Anderson Memorial Park; each park has a playground.

Shopping and dining on San Jose Boulevard

San Jose Boulevard has shops, restaurants, small businesses and health clinics. Residents can grab groceries at Trader Joe's or Publix, or shop at big box stores like Target. The Avenues shopping mall is less than 10 miles west for chain retail and department stores like Belk and JCPenney. V Pizza and Tap Garden is a popular local chain with brick-oven pizza and brews and a spacious outdoor beer garden that often hosts live music. Hana Moon is a local go-to for sushi and hibachi, and Julington Creek Fish Camp serves fresh seafood and cocktails, with an outdoor deck overlooking the bay. Near Julington Creek are The Shops at Julington Creek, which has a Fresh Market, nail salon and boutiques.

Mandarin's seasonal festivals

The annual Mandarin Art Festival takes place over Easter weekend, with over 100 different craft vendor booths, live entertainment and activities for children — including the chance to present original work in their own art show. At Walker Jones Historical Park, the annual Mandarin Winter Celebration entertains residents with live music performances, historical reenactments, horse-drawn hayrides and a children's area with games, crafts and visits with Santa and Mrs. Claus.

Commuting in Mandarin

While Mandarin residents can drive 20 miles north to downtown Jacksonville, the city and other ports along the St. Johns River are also easily accessible by boat. "You can go to the sandbars to meet people, south to Fleming Island or north right to the Atlantic," Heighes says. The neighborhood is only 8 miles from Interstate 95, connecting residents to major cities along the east coast. There are also JTA bus stops along San Jose Boulevard. The closest medical centers are Naval Hospital Jacksonville, 11 miles from Mandarin, and HCA Florida Memorial Hospital, 20 miles away. Jacksonville International Airport is 40 miles from the community.
