An established suburb along St. Johns River
Everyone tends to know each other in the riverside suburb of Miramar. "It's like in 'Cheers,' when they say, 'where everybody knows your name,'" says local Realtor and lifelong Miramar resident Carrie Swindell Atkins, owner of Riverpoint Real Estate. "The same people have lived here for many years. We move up, we move down, but all within the same neighborhood. A lot of us are from here originally." New residents get acquainted with neighbors by going on walks, where folks typically wave a hand or give pets to one another's pups. "Newcomers kind of become known first through their dogs," Atkins says. Plus, an esteemed elementary school is in the heart of the community. "Kids walk and bike to school, and the parents walk with them," Atkins says. The community sits along the St. Johns River, a few miles from downtown Jacksonville.

Inland ranch-styles and waterfront mansions
Most homes in Miramar date back to the mid-20th century – mainly built between the 1940s and '60s. "Many people have remodeled [their homes] through the years and then have remodeled again and again," Atkins says. Buyers will find several ranch-style homes with brick facades and Mediterranean homes with stucco exteriors and terra cotta roofing. There's also a mix of contemporary colonials and Spanish Revival homes. Custom mansions and mini-mansions border the St. Johns River. Housing prices depend primarily on proximity to the river and square footage. Homes under 2,000 square feet sell between $300,000 and $550,000. Houses that measure between 2,000 and 3,000 square feet sell between $550,000 and $800,000, and those over 4,000 square feet usually list between $800,000 and $1 million. Every home on the St. Johns River sells for at least $1.5 million, and a few reach upwards of $5 million. Houses on the river are big, and their million-dollar price tags include private docks, one-acre lots, private pools and finely manicured yards. Palm trees fill many yards, and moss-draped live oaks line several streets.

Hendricks Avenue Elementary is in the community's heart
Duval County Public Schools scores an overall B on Niche and serves over 128,000 students. Hendricks Avenue Elementary School is in the heart of Miramar and receives an A-minus on Niche. Plus, over 80 percent of the students at Hendricks are proficient in reading and math. Alfred I. duPont Middle School and Terry Parker High School score a C on Niche. Terry Parker High offers various student clubs and activities, including the Fiber Arts Club, 5,000 Role Models of Excellence and PRIDE Club.

Views of the St. Johns River at River Oaks Park
Miramar has a couple of spots to access the St. Johns River. River Oaks Park sprawls across 10 acres along Craig Creek. It's behind several houses in a thicket of mossy oaks and swaths of tall grass. The park has a nonmotorized boat launch, so local kayakers use it as a jumping-off point. It's also a popular spot for dog walks; several stations with bags and trash bins are throughout. Inwood Park is more lowkey. It's located where Inwood Terrace meets the river and features a sandy strip that meets small painted cement walls. Colonial Manor Lake Park has a five-acre lake that is often busy with ducks. There's an adjacent narrow green space with a few benches. Granada Park is located within walking distance of several homes. It has a playground for the kids and a couple of picnic tables, all under the shade of a few oak trees.

Dinner and drinks at The Local
A few locally owned restaurants sit where Hendricks Avenue meets San Jose Boulevard. "We have quaint restaurants that are our favorites," Atkins says. "The staff members usually know us by name." The Local features a rustic aesthetic and an extensive menu. For brunch, favorites include the hot chicken and waffle or the short rib hash, and the shrimp Avignon and Mediterranean chicken are dinner favorites. The restaurant also has a full bar and TVs that usually have a game on. Players Locker Room has burgers, wings, fried appetizers and draft beer. Metro Diner offers a traditional diner experience, with all-day breakfast and chefs cooking behind the counter. And Happy Brew is a popular spot for to-go lattes and cold brew. Winn Dixie is about 2 miles away, and Publix is 3 miles away.
Shops and retail options can be found near the neighborhood.

Heading into downtown Jacksonville and hopping on I-95
Most residents drive in Miramar, and downtown Jacksonville is about 4 miles directly north. Jacksonville Transportation Authority operates buses that stop at several points along Hendricks Avenue. Major Interstate 95 is accessible about 2 miles east of the community. Wolfson Children's Hospital is about 3 miles north, and HCA Florida Memorial Hospital is 4 miles east. Jacksonville International Airport is about 20 miles north up I-95.
It's a short fifteen-minute drive to downtown Jacksonville from the Miramar neighborhood.
There is a JTA bus service that runs up and down Hendricks Avenue for an easy commute to downtown.

Jacksonville is a great metropolitan city with a lot of job opportunities for newly graduated students. The weather is good most of the time, and there are a few large shopping malls, it's close to the beach, and has a wide variety of cuisine.
