The aptly named suburban enclave of Sunbeam has many subdivisions surrounded by retail. The area is located on the southside, in the Mandarin region, which has relatively higher housing prices compared to other parts of the city. "Most of Jacksonville's new growth is in the south side," says Robert Kanjian, a local real estate broker with 15 years of experience at Real Estate Matters. "Sunbeam is at the center of this major part of town. It's a haven for new homes." Among the quiet streetscapes are front yards with trimmed lawns and sidewalks.

Late midcentury builds mixed with new developments

Single-family homes in Sunbeam tend to hold their value over time. Walnut Bend subdivision contains 1980s brick ranch-style houses with no homeowners association. Developments like Grenbrooke and the 55-plus community Everlake contain some of the area's most recent homes with new traditional styles. There are also attached homes inside the Edgewater At Sunbeam and the gated Osprey Branch subdivisions. Townhouses and condos range in price from $125,000 to $400,000, while 20th-century homes often range from $350,000 to $475,000. More recent new traditional houses are typically priced between $350,000 and $600,000.

Dining in Sunbeam and nearby shopping at old St. Augustine Plaza

Sunbeam includes local restaurants offering various cuisines, like One Night Taco Stand, Lucky Cat Dim Sum and the Middle Eastern menu at Julie's Cafe. "Most of the clients I work with are locals who have lived here a long time and want to stay in the area, close to all the local establishments," Kanjian says. There is a Walmart Neighborhood Market to the south as well as a Winn Dixie and Walgreens to the north. About 5 miles away are Target and Whole Foods on San Jose Boulevard, and the Old St. Augustine Plaza shopping center is to the south.

Home to San Jose Preparatory

The nearby Crown Point Elementary School has a B-minus from Niche. Mandarin Middle, which receives a B, offers TV production and coding classes. Playgrounds with a lakeside view

Huntington Forest Park is set on the banks of a small lake and shaded by tall longleaf pine trees. The grounds offer a small playset for young kids and a larger playground with a climbing structure. Just a few years ago, Aterro Park was a landfill. Recently, the grounds were developed to include Trek Trails for mountain biking. Weekend get-togethers at Wicked Barley
