Its homes, which are 4,700 square feet on average and sit on about an acre each, are also some of the city's largest.“It’s very well taken care of, and the homes are pretty impressive,” Jones says. “Like other neighborhoods in the area, the houses are made of stone and brick, but they’re larger and more luxurious.” The most common home styles are modest-sized modern traditional and colonial revival homes, most of which are custom-built. They sit on well-kept, neat lots, partially hidden behind established trees. Long paved driveways lead to attached two-car garages, and most properties have backyard swimming pools. Most homes sell between $450,000 and $850,000, but there are many that sell for upwards of $1 million. The HOA fee is $300 annually.

Nearby public schools include Cecil Floyd Elementary, North Middle and Joplin High, all of which have C-plus ratings on Niche. Most residents, however, choose to send their children to private schools. Joplin Christian Academy has not yet been rated on Niche but is located about 2 miles north of Arbor Hills. Established in 1998, the school moved into its new building in 2019. It utilizes an Accelerated Christian Education curriculum called PACEs, which integrates biblical teachings with academic content.
