Quiet Joplin neighborhood with midcentury architecture

Joplin's Garvin Park was formed in the 1950s and '60s as the city grew southward. According to Donny Allen, broker and owner of Keller Williams Realty Elevate, the neighborhood was desirable to influential business leaders moving to the area at the time. Today, it remains a sought-after area for its quiet atmosphere, midcentury architecture and proximity to family-friendly spaces. Kids can walk to the 2-acre namesake park, and Joplin High School is a couple blocks north. "This area brings up a lot of nostalgia and good memories, " says Allen. "People grew up admiring these homes, and when they grow up, they want to buy them." Further, Garvin Park affords easy commutes to Freeman Hospital West, the city's largest medical center, about 2 miles west.

Ranch-style homes surrounded by mature trees and landscaping

Low-lying ranch-style houses from the '50s and '60s make up most of the housing in the neighborhood and range from 1,100 and 2,500 square feet. Newer, gable-front bungalows were built on the far north side as a result of a 2011 tornado that touched down there. Generally, it's the midcentury vibe that's the draw, says Allen. "These are large ranch-style homes that have a similar look and feel with large yards and large trees. There's some comfort in that versus a new home where you have to put in the landscaping and trees." Prices vary from $125,000 to $245,000.

Individial student attention at Joplin High School

Neighborhood students are zoned for Irving Elementary School and South Middle School, both earning B-minus grades from Niche. The elementary school provides after-school TREK tutoring to help boost student achievement. Joplin High School, just north, is one of the largest high schools in the state, but its principal says the school focuses on the individual needs of each learner. "We try to meet each kid where they are and make them excited about school," says Principal Randy Oliver. Beginning in 2025 the school will offer career academies to enable students to earn early college credits and industry-recognized credentials. The high school earns a C-plus grade from Niche.

Picnic lunch at Garvin Park

Garvin Park is the neighborhood's namesake green space and draws visitors from surrounding areas. A playground, climbing net and swing sets dot the grassy landscape, while its two shaded pavilions provide space for small gatherings. Two more parks are about a mile west. Cunningham Park's 8 acres have a wide range of amenities, including basketball courts, a playground, walking trails and a public pool with water slides. Mercy Park is a bit more primitive with walking trails lined by wildflowers, prairie grasses and over 30 varieties of trees.

Burgers and ice cream at Braum's

Main Street runs along the neighborhood's western side and is home to many businesses. Jimmy John's, Pizza Hut and Taco Bell are there, and Braum's opened in 2022, specializing in hamburgers, ice cream and grab-and-go items. Tropicana Bar and Grill has a spacious two-level dining room and outdoor seating for lunch or dinner. Aldi and Walmart Neighborhood Market are 2 miles farther west.

Galleries and performances at the Cornell Complex

Community events and entertainment are a 2-mile drive north along Main Street to downtown Joplin. The Harry M. Cornell Arts and Entertainment Complex has exhibits open throughout the day, courtesy of the Spiva Center for the Arts, and live evening performances hosted by Connect2Culture. The center's premier event is Joplin Arts Fest, which celebrated its 10th year in September 2024. The festival draws artists from across the country and has interactive activities, live performances and visual arts for sale.

Quick commute to Freeman Hospital West

This neighborhood is well-connected to employers within Joplin and beyond. Freeman Hospital West is about 2 miles west via East 32nd Street on the neighborhood's south side. The hospital has a wide range of services, including emergency care. Main Street provides a direct path to Joplin Regional Airport, 8 miles north, with daily direct flights to Chicago and Denver. Springfield is about 71 miles east on Interstate 44.

Tornado shelter for some residents at Kelsey Norman Elementary

Tornadoes are a reality in Joplin, which saw a devastating EF5 event in 2011 that caused 161 deaths and $2.8 billion in damage. Severe weather events are most likely to happen between April and June. Residents on the east side of the neighborhood may use the community safe room at Kelsey Norman Elementary School in case of emergency. The school's tornado protection zone encompasses a half-mile radius around the school.
