A conveniently located, rapidly growing suburb
Iron Gates offers modern, mid-priced homes near several amenities. Situated in the southwest corner of Joplin, this neighborhood is within 3 miles of the city’s medical district, Twin Hills Golf & Country Club and several superstores. Debbie McDonough, a broker at Keller Williams Market Pro Realty, says Iron Gates’ convenient location is the main advantage of living there. She says its location, coupled with an amplitude of undeveloped land, has made this neighborhood a developer hotspot over the past five years.
“You will find lots of new developments in that area,” McDonough says. As she notes, a mix of newly constructed single-family and multifamily homes is on the rise. There’s even a luxury condominium complex making headway in the neighborhood.

Modern minimal traditional and ranch-style homes
At 1,700 square feet on average, the ranch and minimal traditional homes of Iron Gates are on par with surrounding neighborhoods such as Cedar Ridge and West Village Estates. While this neighborhood was in the path of the twister that ripped through Joplin in 2011, it did not endure the level of destruction that Southridge and Blandville did. Many of its homes built in the late 1990s and early 2000s still line the streets.
“The tornado went through not too long ago, and it took out a few homes to the east of there, but it didn’t hit that area too much,” says Eric Wood, a broker at Pro 100 Inc., Realtors. He says that while Iron Gates has mostly longstanding homes, ample new developments exist.
West 23rd Street has seen several developments in recent years. Its otherwise undeveloped lots have been replaced with single-family homes built by Clean Cut Construction. Golf Links Luxury Condos is also coming to the community soon and is slated to stand adjacent to Twin Hills.
Most homes sit on about a quarter of an acre and feature two-car garages. Most older streets lack sidewalks, so front yards stretch from porches to the curb. Streets with newer construction generally feature neat sidewalks.
Longstanding homes sell between $200,000 and $250,000, while new builds sell between $265,000 and $325,000.
New traditional homes are very common in Iron Gates.

Proximity to major employers and I-44
Both Freeman Hospital West and Mercy Hospital Joplin are major employers in the city — and they’re less than 5 miles east of this neighborhood. There is also an amplitude of small practitioners around the two hospitals, so many refer to the area as Joplin’s medical district, although the city has not officially given it that label. Commuters are also 4 miles north of an on-ramp for Interstate 44, which runs east and west.

Walmart Neighborhood Market and Walmart Supercenter 2 miles away
While Iron Ridge is mostly residential, it’s minutes from shopping and dining needs. “It’s not far from the center of the city so you can go anywhere,” McDonough says. “It’s still close to everything you need.”
Joplin Café is a longstanding diner situated on West 20th Street that serves breakfast, lunch and dinner 7 days a week. Residents can drive 2 miles east to grab fresh groceries at the Walmart Neighborhood Market on South Maiden Lane, and 2 miles north for everyday essentials at the Walmart Supercenter on U.6. 66.
Iron Gates Park, Schifferdecker Park and Twin Hills Golf
Twin Hills Golf & Country Club is just west of this neighborhood. The member-owned country club offers an 18-hole golf course, an event venue and a swimming pool. Both members and non-members can rent out the event venue for celebrations, utilize the fine and casual dining spaces, and enjoy select events throughout the year. The Summer Concert Series and Summer Social Mixers are a few events that non-members can attend.
Iron Gates Park features a playground, shaded picnic tables and a basketball hoop. There is no public parking, so visitors must walk or bike.
Schifferdecker Park is a 1.5-mile drive north of Iron Gates and is a more popular option for locals. The 160-acre park is a city staple with an aquatic center, skate ramp, playgrounds and more.

There’s a train track running alongside West 22nd Street that creates noise for residents closest to it.
College credit courses at Joplin High School
Pre-kindergarten through fifth-grade students are zoned for Cecil Floyd Elementary, which is 1 mile east of Iron Gates and has a C-plus rating on Niche. North Middle School has a C-plus and is 3 miles north. C-plus-rated Joplin High School is the last step for students. Located 3 miles east of Iron Gates, the high school offers dual credit courses through Missouri Southern State University and Crowder College.
