Wildflower Ranch is a master-planned community that balances natural beauty with contemporary amenities, new homes and a central location in the DFW metroplex. “One of the things that attracts people to Wildflower Ranch is the location. It’s on the border of Fort Worth and Justin, and a lot of people are gravitating there because you can get a new home for a fraction of the cost of surrounding suburbs,” says Tracey Serrell, an associate broker with JPAR Southlake and host of The DFW Life YouTube channel. “The huge draws are affordability and small-town charm. You have that convenient location, but you get to come home where it’s a bit quieter and slower paced.”
While proximity to State Highway 114 means residents can access bigger cities like Fort Worth and Dallas, recreational amenities and an on-site elementary school in the highly rated Northwest Independent School District make daily life easier within the community. “The Northwest ISD is one of our fastest-growing school districts, and it has a very nice reputation,” Serrell says. Wildflower Ranch also has an overall CAP Index Crime Score of 1 out of 10, the lowest possible score and significantly lower than the national average of 4.

A lazy river, playgrounds, nature trails and future amenities
The community emphasizes active living and outdoor recreation. Amenities include a lazy river where residents can float in the sun, grab a snack from the concession stand or relax in lounge chairs by the water. There are several small pocket parks with playgrounds for kids to explore, and over four miles of trails wind through the neighborhood. Wildflower Ranch plans to add an air-conditioned clubhouse, dog park and event lawn to its list of amenities. They also hope to hire an on-site HOA manager and lifestyle coordinator to host resident programs.
In addition to its on-site amenities, Wildflower Ranch is about 5 miles from attractions like the Texas Motor Speedway. Known as the Great American Speedway, it hosts everything from NASCAR races to live auctions. Nearby golf courses include the Wildhorse Golf Club, a public 27-hole facility less than 15 miles away.

Master-planned community with traditional homes and ongoing construction
Wildflower Ranch offers residences from several different homebuilders, with a variety of lot sizes and floorplans that accommodate a range of budgets. “There are diverse price points within the community, and there’s an opportunity to gain appreciation and equity in the homes since the area is not fully built out yet,” Serrell says. The neighborhood will have approximately 3,300 single-family homes when construction is done, and homebuyers may either move into a pre-built property or customize their own. Current offerings include neo-traditional homes with neutral brick and stone facades, three to five bedrooms and fenced-in backyards. Prices typically range from $330,000 for smaller three-bedroom houses to $750,000 for larger properties. Residents must pay HOA fees that vary based on location within the neighborhood and the size of the house, but typically fall between $800 and $2500 per year. Homes in the neighborhood sell after an average of more than three months on the market.

Northwest Independent School District includes an on-site elementary school
The Northwest Independent School District earns an overall grade of A-minus from Niche. Wildflower Ranch is home to Alan and Andra Perrin Elementary School, which opened its doors in 2024 and is not yet ranked by Niche. Older kids may attend the B-rated Chisholm Trail Middle School and the B-plus-rated Northwest High School. The district operates two career and technical education academies at Northwest High School, the STEM Academy and the Creative Media Production Academy, allowing students to earn industry certifications and develop professional skills before graduation. Nearby private school options include the Summit Christian Academy of North Texas, serving prekindergarten through 12th grade.

The master plan for Wildflower Ranch includes a future commercial site. Currently, residents are close to retail centers such as the Tanger Outlets. The outlet mall is about 6 miles from Wildflower Ranch and features more than 70 retailers, including name-brand stores such as Nike, lululemon and Kate Spade New York. It also has fast-casual dining options like Cracker Barrel and Olive Garden. Next to the Tanger Outlets, Buc-ee’s is a gas station with a huge following. The chain is known for its beaver-themed snacks and merchandise. “Buc-ee’s is like an adult playground. Once you’ve been there, you can say you’ve really arrived and lived life,” Serrell says. More chain restaurants line State Highway 114, and In-N-Out Burger, Starbucks and Chick-fil-A are about 4 miles from the community.
Serrell adds that people can also head to local businesses in downtown Denton, about 22 miles away. “They have a quaint, historic downtown where you can listen to music, walk down the streets and stop in boutiques,” she says. Denton favorites include West Oak Coffee Bar and Juicy Pig Barbecue, known for its Texas-style brisket. When it’s time to run errands, chains such as Walmart and Home Depot are about 10 miles from Wildflower Ranch. The closest grocery store is Homeland, about 5 miles away in Justin.

Proximity to State Highway 114, Fort Worth and Dallas
