Crossgates sits on the city's edge, but is still conveniently located

Crossgates is a small pocket of midcentury homes on the southern outskirts of Kansas City, about 20 miles from downtown. Even with that distance, everyday essentials are still close by. If you’re looking to get outside, you can head to Bay Water Park or spend the day fishing at Longview Lake. For running errands, two nearby shopping centers cover the basics with grocery stores, locally owned restaurants and a few familiar chains. And when it’s time to go to work, some of the city’s main highways are just a quick drive away.

Housing styles, lot sizes and prices

Crossgates’ housing stock is mostly made up of ranch-styles and split-levels. These homes typically sit on quarter-acre lots with fenced-in backyards, which is a big draw for families. “Everyone is super friendly,” says Ann Iiams, a real estate agent with Better Homes and Gardens who has sold several homes in the area. “There are always kids playing and hanging out in the neighborhood.” The median sale price here is around $220,000, which is slightly lower than Kansas City’s median of about $280,000. Prices tend to range from the mid-$100,000s to the upper $200,000s, depending on the home’s size and condition.

Where kids go to school

Crossgates is part of the Hickman Mills C-1 School District. Kids can attend Ingels Elementary School, which is in the neighborhood, before continuing to Alvin Brooks Middle School in Loma Vista and Ruskin High School in Ruskin Heights. The high school offers Career and Technical Education pathways in fields like business, digital media and engineering, and some of these programs allow students to earn dual college credits.

Things to do at Longview Lake

Longview Tract Park sits on the east side of the neighborhood with a playground and walking paths. During the summer, the park gets extra busy when the Bay Water Park opens, and people visit to enjoy the surf simulator, the lazy river and all the waterslides. If you want to spend more time on the water, Longview Lake is about 3 miles east and spans 930 acres. While you’re there, you can:

  • Build sandcastles at the Longview Lake Swim Beach
  • Explore the miles of trails around the lake by foot, bike or horseback
  • Launch your boat at the Longview Lake Marina
  • Try to catch largemouth bass, walleye and crappie from the Longview Lake Fishing Dock

Places to shop and dine around Crossgates

Crossgates is next to two shopping centers, Longview Square and Truman Marketplace. Between these places, you’ll find:

  • Grocery stores like Price Chopper and El Mercado Fresco
  • National retailers, including Petco, Burlington and Five Below
  • Fast-food drive-throughs, including Church’s Chicken, Whataburger and Dutch Bros Coffee
  • Locally owned restaurants like El Rincón Latino, which serves classic Mexican dishes, and TJ’s Café, known for its pork tenderloin sandwiches
You’re also less than 10 miles from other major shopping centers, including Town Center Plaza in Leawood and Summit Woods Crossing in Lee's Summit.

Nearby highways and the drive to downtown Kansas City

Interstate 49 runs along the neighborhood’s west side and connects with Interstates 435 and 70 to reach downtown Kansas City. Traffic on each of those highways can get congested, so the drive can take anywhere from 20 to 40 minutes. Multiple RideKC bus routes also run through the neighborhood.
