The “Northland” part of Kansas City may be on the outskirts of the metro, but it also marries urban convenience with a small-town charm all its own. The Davidson region of Northland is made up of multiple small villages like Oaks and Oakwood, which all border scenic local parks, large shopping centers and well-rated public schools. This northern part of KC also has a strong community spirit that comes out during events like Snake Saturday, which is held the Saturday before St. Patrick’s Day and attracts people from all over the metro. Increasingly popular with commuters, Davidson has the local amenities and quiet neighborhoods of a small town close to the city.
Midcentury properties at rising prices
Northland is filled with ranch-style and split-level homes that date back to the 1950s and 1960s. These midcentury residences feature intricate paneling and brick detailing, prominent stone chimneys and covered front porches and entryways. Properties often have spacious yards, and most of the residential neighborhoods are connected by sidewalks that are decorated with oak tree shade and large scrubs and gardens. Most homes in the area cost between $200,000 to $300,000, and prices continue to rise alongside the popularity of the Northland and North Kansas City area. “It’s not a hidden gem anymore; it’s the opposite, actually. I sell a lot of houses off-market before they’re even listed,” says Wes Graves, a Realtor for Re/Max Elite and North Kansas City native. “If someone has the opportunity to buy something, they should jump on it, because the chance doesn’t come around very often.”

State-of-the-art campus at NKC High
Students in this area can attend nearby schools like Davidson Elementary School and Northgate Middle School, which both earn a B on Niche. North Kansas City High School has a B-plus on Niche and is one of Northland's largest and biggest schools. The renovated campus includes expanded classroom space, a performing arts center and a football stadium that was named “the best high school facility in the Kansas City area” in 2006. “We have better schools here than some of the surrounding areas,” says Grave. “There’s people who work in a different part of town but want to live here because the schools are so popular.” For students looking to go to college close by, University of Missouri Kansas City is 14 miles away from Northland.
Scenic hikes and fishing at Englewood Park
Four large parks surround Davidson, giving residents ample opportunities to explore the outdoors. Englewood Park on Northeast Englewood Park features sports fields, paved trails and Zajic Lake, a great fishing spot. Anita B. Gorman Park on Northeast Vivion Road offers picnic areas around its centerpiece, Northland Fountain, which is a memorial for veterans. The smaller Davidson Park on Northland Woodland Avenue has playgrounds and walking trails. The area is also next to Big Shoal Greenway, an over 100-acre park off Highway 69 with plenty of hiking trails. For private recreation, the community is home to Old Pike Country Club on Old Pike Road, which has a members-only pool, tennis court and disc golf course.

Decades-old favorites at Hayes Hamburger
Davidson is bordered on all sides by major shopping complexes, making errands a breeze no matter where locals are in the area. On the west side, the North Oak Marketplace and North Oak Village on North Oak Trafficway have an Aldi and Sam’s Club, and there is Price Chopper just up the street. Over on the east side, Antioch Crossing on Northeast Antioch Road has a Walmart and other major retailers like Burlington and PetSmart.
For dining, residents have plenty of options, from fast food and chain restaurants to some beloved local spots. Favorite local spots include Hayes Hamburger & Chili on Northeast Vivion Road, a 24-hour diner that has been serving customers since 1955, and The Big Biscuit on Northeast Antioch Road, a regional chain specializing in breakfast food.

Quick I-29 connections for commuters
Northland is just 9 miles into Central Kansas City, and the area is centrally located near Interstate 29 and Highways 69 and 169. While the northern part of the city is still served by Kansas City Regional Transport, bus stops are more limited than the center of the metro. Most stops are located on North Oak Trafficway and North Antioch Road, so commuters without a car will have to plan their route carefully.
