Greenway Fields is a small pocket of early-20th-century homes in South Kansas City. The neighborhood is tucked right next to Brookside Shops, a commercial district known for its locally owned restaurants and boutiques. Residents an easily walk over there to grab a cup of coffee in the morning or go to a happy hour later in the day. Greenway Fields is also bordered by the Trolley Trail and Ward Parkway, two scenic pedestrian paths that lead to other well-known green spaces. Even with all of this nearby, Greenway Fields still feels peaceful, thanks to its tree-lined streets and pocket parks that are taken care of by the HOA.
Common house styles
Colonial Revivals and Tudor Revivals make up most of the housing stock in Greenway Fields, although no two houses really look the same. “Some are made of stone, and others are stucco and painted in colors like blue and green,” says Suellen Dice, a Realtor with Realty ONE Group Metro Home Pros who lives in the nearby Armour Hills community. “People in the neighborhood actually take a lot of pride in the fact that it doesn’t look cookie-cutter.” Houses also tend to sit on compact lots with shared driveways, well-landscaped lawns and small backyard patios.

Higher prices and quick sales define the real estate market
The median sale price in Greenway Fields is about $625,000, which is significantly higher than Kansas City’s median of about $280,000. That’s also higher than what you’ll find in other Brookside neighborhoods like Crestwood and Morningside. Another thing that sets this neighborhood apart is how quickly homes sell. “It’s a really competitive market because there aren’t very many homes in the neighborhood,” Dice says. “I swear I’ve seen a for-sale sign go up one day, and then it’s gone the next.” Prices here typically range from the lower $400,000s to the mid-$900,000s, depending on the home’s size and condition.

Most homes are within half a mile of Brookside Shops, where Tudor-style storefronts are filled with over 90 stores and restaurants. Once you walk over there, you’ll find:

Being able to walk to the shopping center really comes in handy during big events like the Brookside Farmers Market on Saturdays or the Brookside Art Annual every May. “Parking is hard to come by on a normal day, and it only gets worse when people come in from other parts of the city,” Dice says. Several other major shopping centers are within 3 miles, including the Country Club Plaza and Ward Parkway Center.

Where kids go to school
Greenway Fields is zoned for Kansas City Public Schools, and kids can go to Hale Cook Elementary School, Central Middle School and Southeast High School. Families can also apply to attend one of the district’s signature schools, including Border Star Montessori, which is across the street from Brookside Shops. Several private schools are less than 3 miles away, including St. Peter’s School in Holmes Park and St. Teresa’s Academy in Brookside Park.

What you’ll see along the Trolley Trail and Ward Parkway
The Trolley Trail runs along the neighborhood’s east side, stretching from Waldo all the way to the Country Club Plaza. No matter the weather, there's always someone out walking, jogging or biking. “I’ve literally seen people out there in full snow suits during a blizzard, so it’s always active,” Dice says. Several major green spaces dot the gravel path, and within about 2 miles of the neighborhood, you’ll come across:
Brookside Park, known for its sledding hill that draws crowds every winter
Loose Park, where kids cool off at the spray ground every summer
The Ewing and Muriel Kauffman Memorial Garden, filled with tulips and daffodils every spring
On the neighborhood’s west side, Ward Parkway is another popular route for pedestrians. The busy boulevard has a wide, grassy median and passes by some of Kansas City’s most iconic mansions, water fountains and sculptures.

HOA fees and what they cover
Homeowners pay $285 a year to the Greenway Fields Homes Association, which helps fund the neighborhood security patrol and community events like Dumpster Day. In the fall, the association also hosts a community picnic at Piazzetta Park, one of several small green spaces scattered around the neighborhood.
Driving to downtown Kansas City
Downtown Kansas City is a 7-mile drive north via Ward Parkway and Southwest Trafficway. It typically takes 15 to 30 minutes to get there, depending on traffic. Public transportation is also easily accessible, with several RideKC bus stops in the Brookside Shops area.
