Longview offers a strong community connection and a myriad of amenities
Longview, a suburb of Kansas City, is a tale of two neighborhoods combined into one. Longview's southside is mostly rural with vast farmland and dense forests while the east side of Longview Lake features single-family homes in proximity to restaurants, community parks and highly ranked schools. About 25 miles south of downtown Kansas City, Longview offers simple suburban living with loads of nifty amenities that make it one of the top communities in the city of Lee's Summit. "The developer of Longview kind of modeled it after an area of Kansas City called Brookside where there are alleyways that lead up to the garages, and it's more community-focused," says local Realtor Amy Robertson of ReeceNichols Real Estate, who has sold over 100 homes in and around Lee's Summit. "It's walkable, it's community-driven, it's very neighborhood-focused and it's very social."
Pergola Park offers stunning views of the lake
Longview locals enjoy a host of activities at the neighborhood's numerous nearby parks. For batting practice, athletes frequent Frank White Jr. Softball Complex, which also hosts the annual Christmas in the Park, while its neighboring Longview Community Center contains an indoor basketball court, swimming pool and fitness center. Locals can walk their canine companions and take in picturesque views of the water at Pergola Park, and during the year's warmer months, residents flock to Longview Lake Beach to sink their feet in the sand and play beach volleyball. Golfers book weekend tee times at Fred Arbanas Golf Course, which sits just west of the Bridlewood subdivision, and boaters can dock at Longview Lake Marina, which is stationed on the lake's west side. Robertson suggests catching a movie at B&B Theatres' Longview location on Fascination Drive, which features electric recliners, a "Grand Screen" and weekly game nights.

Colonial Revival and Craftsman-style homes come in many shapes and colors
Homes east of Longview Lake come in an array of shapes, sizes and colors. Many single-family homes feature Colonial Revival architecture with Craftsman-style elements, though Prairie School architecture is also common. Homes under 2,000 square feet often price between $300,000 and $500,000 while larger properties with four or more bedrooms range from $600,000 to $800,000. Longview's housing market is less competitive than average with many homes taking five to six weeks to sell. However, properties closer to the lake tend to come off the market much quicker than those in the neighborhood's rural area to the south.

Daily essentials can be found along Southwest 3rd Street, which features a CVS and chain eateries for on-the-go meals. Residents also frequent nearby locally-owned restaurants. Long-Bell Pizza Co. is revered for its specialty pies and craft beers while many stop by Gusto Coffee Bistro for a breakfast sandwich and an espresso for their morning commute. To make a home-cooked meal, locals often pick up fresh meats and produce from the nearby Hy-Vee stationed 3 miles east at Cedar Creek Mall.

Students in Longview are served by Lee's Summit R-7 School District. Children from kindergarten through Grade 6 can go to Longview Farm Elementary School in the heart of the neighborhood before advancing to Summit Lakes Middle School off Southwest Windemere Drive for Grades 7 and 8. Teens can attend Lee's Summit West High School. Selected as a Blue Ribbon School in 2013, the high school offers a wide range of extracurricular clubs and organizations from National Art Honor Society to Future Business Leaders of America. All three schools earn an overall grade of A from Niche. "The elementary school is one of Longview's unique characteristics. I don't even know if a bus runs in that neighborhood, to be honest. Most of the kids just walk to school," Robertson says. "It used to be the Longview Show Horse Arena, but they transformed it into the school in the early 2000s. It's really cool how they kept a lot of the horse arena's architectural pieces." Metropolitan Community College's Longview campus also sits on Southwest Longview Road. A popular institution for higher education, the school's campus also serves as a hot spot in the spring when it hosts the annual Flights of Fancy — a kite festival featuring food trucks, local vendors and a look at the largest windsock in the world.

Walkable, but a car is needed for longer trips
Longview's subdivisions are walkable, but without reliable public transportation options, locals are largely car-dependent for trips beyond the confines of their community. Residents can get to downtown Kansas City within 30 minutes by hopping on I-470, which runs 2 miles to the north. Those living in Longview's more rural southside can drive along Route 150 before heading north on Highway 71 to reach the city center.
