The first thing visitors notice about Pendleton Heights is its gorgeous Victorian architecture, from the landmark Tiffany Castle to rows of colorful residences. The community was even named one of the best old house neighborhoods in the nation by “This Old House” in 2013 for its collection of late 19th century and early 20th century homes. “It’s the second oldest suburb in all of Kansas City, and you have beautiful Victorian and Queen Anne homes you won’t find anywhere else in the city,” says Kyle Talbot, a Realtor with Kansas City Realty and an expert on Kansas City’s neighborhoods. But while many Pendleton Heights dwellers come for the unique architecture, they stay for the neighborhood's eclectic spirit. The neighborhood association constantly works to improve neglected areas and turn them into sources of pride, such as the community garden and an array of local events.

Largest collection of Victorians in KC
Most of Pendleton's Heights housing stock consists of Victorians constructed between the late 19th century and World War II. In addition to traditional and folk Victorian homes, visitors to the neighborhood will also notice American Craftsman, Beaux Arts, and grand Queen Anne properties. Despite its reputation as a historic housing mecca, there are also several midcentury and even 21st-century builds that have joined Pendelton Heights’s streets. The entire neighborhood is less than a square mile in size, so most houses are built close together, and yards and driveways are a rare sight. The price range of Pendelton Heights is just as vast as its housing supply. Small or out-of-repair homes can sell for around $200,000, while historic grand homes range from $600,000 to $700,000. New construction is popping up at an average of $500,000. “Compared to other historic neighborhoods in the city, Pendleton Heights is a steal,” Talbot says.

Pick peaches at the community orchard
Kessler Park takes up most of the northern part of the community, from Interstate 29 to Chouteau Trafficway, and contains a disc golf course and a bike-riding trail over the bluffs along Cliff Drive. The community orchard, which is filled with cherry, peach, and fig trees, is at the park's southern end. The Pendelton Heights Community Garden can be found on Minnie Street for residents looking to get their hands dirty. Here, locals can rent their own personal plots or help their neighbors by working on a community plot.

Pendleton Heights’ small community is dotted with some local favorite dining spots. Yasmeen Café on Independence Avenue has a diverse offering of East African cuisine, including lamb shanks and goat meat, which take the owner around 3 hours to prepare. Locals looking to get a caffeine fix can stop PH Coffee on Lexington Avenue and even enroll in one of the café’s master barista courses. Residents needing groceries can head to El Mercado Fresco on Independence Avenue or drive down The Paseo to Aldi.

Support local artists at Art Garden KC
No matter the season, Pendleton Heights’ community events offer a touch of fun. The neighborhood association sponsors Art Garden KC, a free arts festival that operates every Sunday from April to October. In October, the community orchard hosts Orchard Fest, a day packed with food, fall activities, and a costume swap. When the weather gets chilly, part of Kessler Park turns into “Winter Magic,” a drive-through attraction with over one mile of synchronized holiday lights.
Technical skills at Northeast High
Pendleton Heights families are served by the Kansas City School District, and local schools include Garfield Elementary School and Northeast Middle School, which both earn a C-minus on Niche. Northeast High School earns a C on Niche and offers its junior and senior students the chance to join technical programs at the district’s Manual Technical Career Center. Pendleton Heights is also home to Kansas City University, a private medical school.
