Sunset Hill neighborhood is home to several historic sites related to the Battle of Westport, fought in 1864. There are markers and monuments throughout the neighborhood remembering the "Gettysburg of the West" in which Union forces defeated Confederates, many of which can be found in Loose Park. Today, Sunset Hill is a tranquil, occasionally hilly enclave with stately homes on exquisitely landscaped lots located just a mile from the Country Club Plaza and 5 miles from downtown. "You can't get a better location in Kansas City than Sunset Hill. You feel like you're in Highland Park in Dallas; that's what I always compare it to," says Laura Miller, a Realtor with Koehler-Bortnick Team Reece Nichols. Miller, who grew up a few blocks from Sunset Hill, has been selling homes in the area for four years. Distinguished homes are tucked away on winding, leafy streets surrounding the 75-acre Loose Park. On the north end along Ward Parkway, luxury condos overlook the park and the Country Club Plaza. This sought-after neighborhood of 261 homes has a CAP Index Crime Score of 3, compared to the U.S. average of 4, with the lowest scores possible in some categories. "It's probably the most desirable community in Kansas City that pulls some of the highest price tags," Miller says.

Turn-of-the-century homes and luxury condos
While Sunset Hill is mostly single-family homes, the area contains some condos, most concentrated along Ward Parkway. These sell for between $700,000 and $1 million. The area also has apartment units.
South of Ward Parkway, classic homes, some accented by wrought iron fencing or circular driveways, sit on lush lawns with towering shade trees. "It's gorgeous. You have a lot of historic homes in that area, which are not necessarily designated as historic homes. Overall, you will find some of the best architectural styles in the city," says Miller. Styles include Tudor, Colonial Revival and French Provincial. Miller says she prefers Sunset Hill to the offerings in fashionable Mission Hills, located on the Kansas side of the state line. "Houses are more iconic, and you get a better price point than what you get in Mission Hills," she says. However, she says homes in Sunset Hill don't tend to have finished basements, which are commonplace in newer builds. Prices for homes below Ward Parkway and alongside Loose Park fall between $850,000 and $2.5 million, but some can sell for over $4 million.
Possible flooding is more likely along Brush Creek and in parts of Loose Park than in the rest of the neighborhood.

Local public schools include Hale Cook Elementary School, which earns a C-plus grade from Niche, D-plus-rated Central Middle School and C-minus-rated Southeast High School. Both schools receive an A-plus grades, and Niche rates Pembroke Hill the No. 1 private high school in the metro area and St. Teresa's the state's best all-girls high school.

Sunset Hill is within a mile of three boutique shopping districts that have been around for over a century. The Country Club Plaza is known for its Spanish architecture, hand-painted tilework, fountains, where locally-owned shops like Made in Kansas City Market and Charlie Hustle sit alongside national brands like Apple, Tiffany & Co. and Lululemon. Locally-owned restaurants like farm-to-table Rye and Jack Stack Barbecue likewise share Plaza space with chains like Bucca di Beppo and The Cheesecake Factory. Brookside is a quaint Tudor village-style district with shops, restaurants and several grocery stores within a mile, including Whole Foods, Cosentino's and Price Chopper. The Crestwood Shops are a mix of inviting, independently-owned boutiques and restaurants that maintain their original 1920s charm. "Brookside Shops are probably where you're doing most of your errands. It's also super-close to Crestwood," Miller says.

Loose Park offers 75 acres of historically significant green space
Sunset Hill residents can walk to Loose Park, a former golf course and Civil War historic site. Loose Park sprawls over 75 acres and features tennis courts, a lake, a playground and spray area, trails and a Japanese garden. It's home to a rose garden that spans over an acre and has 130 brilliant varieties. History buffs might stop to read about the Battle of Westport, also known as the Gettysburg of the West, which took place here in 1864. The Kansas City Country Club and Mission Hills Country Club are a mile west of Sunset Hill. for over a century, members have gathered at such clubs to swim, golf and dine out. Easy access to U.S. Highways 71 and 169 and RideKC stops
Sunset Hill is conveniently located for travel anywhere in the metro area. Ward Parkway turns into U.S. Highway 56, which connects to U.S. Highways 71 and 169, which lead to downtown Kansas City. It's also close to numerous RideKC bus stops. By 2025, the Kansas City Streetcar will have a stop on Brookside Boulevard, where riders can catch a free trolley to and from downtown. In addition to the biking and walking lanes surrounding Loose Park, there are shared bike lanes along Belleview Avenue, Sunset Drive, and Rockwell Lane.

Half a mile from Sunset Hill, Holidays in Crestwood features live music, caroling, and a gingerbread house decorating contest among merchants each December. The event culminates in an auction with proceeds funding a local child protection charity.
