Where's Waldo? Just 10 miles south of downtown Kansas City and a stone's throw from the Missouri-Kansas state line, of course. Located on the grounds of what used to be farmland owned by Dr. David Waldo in the 19th century, Waldo is now a bustling Kansas City neighborhood brimming with residential and commercial diversity. "It's pretty eclectic. It's accepting. It's diverse. And when I say diverse, I mean of all ages and walks of life," says local Realtor Laura Miller of ReeceNichols, who has sold several dozen homes around the Kansas City area as a member of the Koehler Bortnick Team. "Waldo bleeds over from the Brookside area, so it's kind of becoming the 'South Brookside' because people are getting priced out of Brookside."

Homebuyers have a wide range of styles to choose from in Waldo. Small ranch dwellings and bungalows are plentiful south of 78th Street, while larger Craftsmans, American Foursquares and Tudor-inspired homes catch the eye between Wornall Road and Ward Parkway. Most homes price between $200,000 and $400,000, though some larger residences with ample square footage can top out closer to $700,000. Given their proximity to the shops and restaurants lining Wornall Road, homes in Waldo tend to come off the market quickly. "Homes sell fast. Fast in a matter of days over list price," Miller says. "It's a really desirable area, and people who can't afford Brookside are going to Waldo. We're putting a house on the market this week in Waldo for $575,000, which is high, but it'll probably sell this weekend because it's Brookside adjacent." Waldo also offers options for those looking to rent with apartment complexes scattered around the area.

Locals often shop for groceries at Aldi and its neighboring shops on Wornall Road, though State Line Center's Hy-Vee also comes in handy. Additional big-box retailers can be found at Ward Parkway Center toward Waldo's southside. Dining options are also plentiful. Waldo Pizza on Wornall Road has been a local favorite since 1987, while Kansas City Bier Company is another area hot spot for its tree-shaded patio seating and jumbo pretzels. McLain's Bakery, open since 1945, is the place to go for a sweet treat, as is the revered Betty Rae's. "Betty Rae's Ice Cream has a line out the door every time you drive by," Miller says. "Betty Rae's is cool. Really eclectic different flavors that they have. It's a big deal."

With streets lined with sidewalks shaded by canopies of trees, Waldo is very walkable, especially closer to Wornall Road. Locals can also get around on the RideKC bus, which features numerous stops throughout the neighborhood. Those working in the city can get downtown within 20 minutes by traveling east on 75th Street and merging onto Route 71, which feeds directly into Kansas City.
