From Flagler’s vision to a residential oasis
Once a destination for the island’s finest visitors, Casa Marina has become one of Key West’s most coveted neighborhoods. The community takes its name from the Casa Marina hotel, originally designed by Henry Flagler in the 1920s as a centerpiece at the end of the Overseas Railroad. Now, the historic Spanish Renaissance-style resort is surrounded by spacious, palm tree-filled lots showcasing some of the island's largest and most extravagant homes. But despite its high price tag, the neighborhood retains much of the casual coastal vibe for which Key West is known. “There’s a lot of money down here, and you would never know it,” says Key West resident Mike Caron, a Realtor with Keller Williams Key West Compass Realty. “I can give you five of my friends and line them all up against the wall, and you won’t know which one sold his company for $100 million and which one is a handyman that sells popcorn at sunset.”
Although a few vacation properties are within this quiet, oceanside community, the neighborhood often attracts established island residents looking for more space. “They want a larger house. They want more outside areas for their pets. So they go from Old Town and come to Casa Marina,” says Brenda Donnelly, broker and owner of Brenda Donnelly Real Estate and a 40-year resident of Key West. But the neighborhood is still within minutes of local churches, the island’s only synagogue and Duval Street's buzzing nightlife, making it ideal for those hoping to pair convenience and calm. “We get a lot of people that have really worked hard all their lives, and this is their dream,” says Key West resident Lisa Lennon, a Realtor with Berkshire Hathaway HomeServices Knight & Gardner Realty. “This is the reward.”

Snorkeling at Higgs Beach
Clarence S. Higgs Memorial Beach Park sits at the edge of the neighborhood. It covers more than 16 acres of shoreline and has a sandy beach, volleyball courts and multiple playgrounds. The clear turquoise sea supports swimming, snorkeling and water sports. Scuba divers explore the deeper areas that stretch just beyond the tip of the White Street Pier. Donnelly says the pickleball and tennis courts across Atlantic Boulevard are usually packed on the weekend, and active locals take full advantage of the newly paved fitness trail. Dense tropical foliage peeks above the Key West Garden Club fence, and visitors can get free tours of the landscaped garden and Civil War-era tower. Multiple championship Bocce ball courts border the wildlife-rich grounds of nearby Indigenous Park, a nature preserve home to shady trails, picnic areas and a Wildlife Rescue Center.
Fort Zachary Taylor Historic State Park sits at the island’s tip and is home to one of the country’s largest collections of pre-Civil War weapons. The 54-acre park has another beloved beach, pine-shaded picnic tables and nature trails. There is a small entrance fee, but many residents have annual passes. The Key West Amphitheater, a new addition to the area, hosts concerts throughout the year. Truman Waterfront Park, with a massive playground and splash pad, is beloved for its quiet sunset views and Thursday afternoon farmers market. At the island's center, Bayview Park is a destination for youth sports.

Contemporary architecture in a historic setting
Homes in Casa Marina are typically larger than those in Old Town, with wide leafy lots offering shade and privacy. Architectural styles are diverse, ranging from midcentury moderns to Southern Craftsman cottages to contemporary estates. While some historic, wood-framed homes remain, many of the neighborhood’s original properties have been replaced or extensively renovated in the past few decades. Most homes cost between $1.5 million and $4 million, while the largest and most extravagant mansions can sell for $5 million to $6 million. A handful of one-bedroom condo units and studio townhouses are also available, usually costing between $500,000 and $700,000. As an oceanfront community, Casa Marina is at a high risk of flooding during tropical storms and hurricanes. Flood insurance and hurricane preparedness features such as roof straps and impact-resistant windows are highly recommended.

Oceanside sips at Louie’s Backyard
Waterfront restaurants on the island’s oceanside are rare but also some of the most popular. Louie’s Backyard, established in 1971, offers a one-of-a-kind experience with an afterdeck that hovers over the sea. In a nationally registered historic building, the restaurant highlights locally caught seafood while also serving as a cozy, tropical hangout for year-round residents. “Louie’s Backyard has always been that great place where all the locals go to have a cocktail,” Lennon says, explaining that the deck also has a great view of the neighboring dog beach. “Louie’s is actually a really nice place to go for sunset, too,” Donnelly says. Half a mile up the coast, Salute! On The Beach also serves a locally sourced menu near Higgs Beach. Its sister restaurant, Blue Heaven, sits about a mile away and is famous for its homemade Key lime pie with a mountainous meringue topping. Other Old Town favorites include El Siboney, a traditional Cuban restaurant, and The Lobster Shack, one of the few spots on the island to offer Maine lobster in addition to Key West’s uniquely spiny breeds. The gourmet market Fausto’s Food Palace, a family-owned staple since the 1920s, sells a selection of freshly caught seafood. Additional grocery options, including Publix and Winn-Dixie, are about 3 miles north in New Town, where shoppers will also find T.J. Maxx, The Home Depot and a Regal movie theater.

Local art on display during Walk on White
Key West has a full calendar of events, from music festivals in January to holiday boat parades in December. White Street’s galleries come to life during Walk on White, a Mid Town art stroll held on the third Thursday of each month since 1999. Casa Marina residents have a front-row seat to the fireworks display during the annual Patriotic Party, a Fourth of July celebration held at Indigenous Park. July also brings the annual Key Lime Festival, Lobsterfest and the nationally recognized Hemingway Days, a week-long celebration of the late author and former island resident Ernest Hemingway.

Dual enrollment at Key West High School
Horace O’Bryant School, rated B on Niche, serves kindergarten through eighth grade students. B-plus-rated Key West High School offers dual enrollment classes with The College of the Florida Keys. Biotechnology and marine science courses are available to students who enroll in the college’s STEM-focused Academy Public Charter High School, a new program rated A by the Florida Department of Education. Private options include the Montessori School of Key West and The Basilica School of Saint Mary Star of the Sea, Monroe County’s only Catholic high school program.

Workforce transportation via Key West Transit
Casa Marina’s wide roads are bike-friendly, and many locals cycle or walk to Duval Street. Key West Transit provides bus service across the island, including a dedicated workforce route for Old Town employees. The Lower Keys Shuttle leads 50 miles north to Marathon via U.S. Highway 1, also known as the Overseas Highway, which connects the Keys to mainland Florida. Key West International Airport is about 3 miles away.
