How Kuna blends small-town character with big-city access

Despite its rapid growth in recent years, Kuna has held onto its small-town identity. From the locally owned businesses lining Main Street to annual festivals and summer days spent floating Indian Creek, life moves at a slower pace here. Another big part of the city's appeal is its lower cost of living compared to nearby Boise. Whether you’re looking for a new build in a subdivision or a farmhouse on some land, Kuna’s wide range of housing gives you plenty to choose from and keeps you close to Idaho’s capital city.

Home styles and prices vary widely across the city

Kuna has a broad mix of houses, the vast majority of which were built after 2000. “There’s a lot of different styles. It depends on which part of Kuna you’re wanting to live in,” says Natalie Filbert, an associate broker at Mountain Realty LLC with 20 years of experience. “There’s farmhouses and farmland. There’s typical subdivision neighborhoods. There’s custom neighborhoods. So, it has a lot of variety.” The 21st-century homes are often New Traditional or contemporary Craftsman houses, while the older properties in town tend to be ranch-style homes. Prices vary widely, typically from the lower $300,000s to the upper $1.2 millions. The median sale price is around the mid-$400,000s, which is lower than in nearby cities like Boise and Meridian.

What's driving Kuna's growth

Kuna is one of the fastest-growing cities in Idaho, with a current population that is more than five times what it was in 2000. It is currently home to about 29,000 people, ranking it as the sixth-most populous city in the metro area. The growth is largely driven by the area's affordable housing and business-friendly environment; in parallel with the population growth, the number of new business licenses has more than doubled in recent years.

Local schools provide career training alongside core academics

Students in town are served by the Kuna School District, which has approximately 5,700 students across 12 schools. The district boasts an 84.5% graduation rate, which is slightly higher than the statewide average. It also has Idaho’s only Air Force JROTC program and a wide range of career pathways that students can explore, including:

  • Agriculture, food and natural resources
  • Arts, A/V technology and communications
  • Business, marketing and accounting
  • Engineering and technology

Parks, river and golf add to Kuna's outdoor lifestyle

Kuna has a wide variety of things to do, with the outdoors being the main attraction. “Something really unique down there is the Kuna Caves. You walk up on it and look around, and there’s nothing to be seen except a ladder sticking out of the ground. You climb down the ladder, and you can go explore the caves,” Filbert says. The caves, about 8 miles south of the city, were formed by an ancient lava tube and have been a longtime favorite activity for Kuna residents. On hot days, you can put an inner tube in Indian Creek and float through town. Strobel Road on the city’s east side is the most popular put-in spot for a trip on the water. Other activities include walking or biking on the Kuna Greenbelt, fishing at Nicholson Park or playing a round at the public Falcon Crest Golf Club.

Kuna offers community gatherings from fairs to movies

Community events and festivals are one of the ways Kuna maintains its small-town feel. Some of the gatherings you can attend include:

  • Kuna Days, a celebration held in August with live music, food vendors, a parade and fireworks
  • The Kuna Hometown Fair, which features carnival rides, a mechanical bull and food trucks each May
  • Moonlight Movies, a free summer movie series held at Bernie Fisher Park
  • Snake River Raptor Fest, hosted by the Birds of Prey National Conservation Area and featuring live birds, live music, food and drinks

Highway access connects residents to jobs around the metro area

Kuna is considered a bedroom community of the Boise metro area, with many people working in nearby cities. “Everybody in Kuna is going to commute,” Filbert says. “Highway 69 runs through Kuna, and that is a good way for people to get to the freeway.” State Highway 69 leads north for a 10-mile drive to Meridian and connects to Interstate 84 for a 20-mile drive to Boise. Depending on traffic, the drive into Boise can take up to 45 minutes during rush hour.
