Centrally located next to two lakes, a park and a botanical garden, Lake Belvedere Estates is a suburban neighborhood just 7 miles from West Palm Beach. “You know when people are talking about a neighborhood with the perfect location near everything? That’s Lake Belvedere Estates,” says Loodmy Jacques, a real estate agent with Keller Williams with over a decade of experience. “You have the turnpike on your west side and the airport on your east side, so transportation is pretty easy.” Lake Belvedere Estates is also less than 10 miles from the shopping and dining scene in Downtown West Palm Beach. “You’re close to everything, and the price range is good for a first-time homebuyer,” says Donna Galloway, a broker with Golden Sands South Florida Realty, Inc.

Ranch-style homes and gated communities with more modern builds
Potential buyers will find a mix of ranch-style homes built in the 1960s and ‘70s in Lake Belvedere Estates. “These are single-story homes with quarter- or half-acre lots,” Jacques says. “Lake Belvedere Estates is also one of the few neighborhoods in the area that doesn’t have an HOA, so there’s a bit more freedom there.” While most homes have lightly colored exteriors, some take advantage of the fact that there is no HOA and are painted in vibrant shades of blue, pink or yellow. Home prices typically range from $400,000 to $500,000. “That’s affordable for Florida right now, so it’s a good starter place for first-time homebuyers,” Galloway says.
The gated communities of Independence Point and Independence Cove are on the neighborhood's west side. “These are newer homes with more of a modern look. They really appeal to people who want that sense of privacy,” Jacques says. Independence Point's Mediterranean-inspired houses sell for $450,000 to $600,000, while Independence Cove is a townhouse development where prices range from $350,000 to $500,000. Both communities have mandatory HOAs with monthly fees. Sunterra is another gated community in the area where single-family homes rarely come on the market and sell between $450,000 and $700,000.

Nature parks, community pools and a botanical garden
Lake Belvedere Estates has a nearly 1-acre park with a playground, basketball court and green space. The 23-acre Haverhill Park is by the neighborhood's east side and has lighted sports facilities for raquetball, tennis and basketball. The Mounts Botanical Garden is one of the oldest botanical gardens in Palm Beach that covers over 20 acres. Independence Cove and Independence Point have amenities such as an outdoor pool, playground and tennis court, while Sunterra residents also have a community pool and clubhouse. The 1,700-acre Okeeheelee Nature Park is one of the largest parks in South Florida with various athletic facilities, an equestrian center and miles of biking and walking trails. The park also has multiple lakes for water skiing, fishing and paddle boating. PopStroke's two mini-golf courses are also popular in the area, and the sands and surfing of Palm Beach are less than 10 miles east.

Residents are served by the Palm Beach County School District, which earns a B-plus from Niche. Most schoolchildren begin their education at the B-plus-rated Wynnebrook Elementary School before moving on to the C-rated Jeaga Middle School. There are more shops and restaurants at the Tanger Outlets Palm Beach, an open-air shopping center around 5 miles northeast. It features over 100 retailers, including brands like Coach, Nordstrom Rack and Saks Off 5th, and has chain restaurants such as BJ’s Restaurant & Brewhouse and TooJay’s Deli. “You can spend a whole day there shopping around and exploring the restaurants,” Jacques says. CityPlace in Downtown West Palm Beach has an outdoor mall with local restaurants such as IL Bellagio and the City Cellar Wine Bar & Grill, while Clematis Street has a vibrant nightlife between O'Shea's Irish Pub and the Respectable Street nightclub. Worth Avenue has even more extravagant shopping options 8 miles east.

The community is close to major thoroughfares such as U.S. Route 98, Florida’s Turnpike and Interstate 95. The turnpike offers a direct route to bigger cities like Miami, about 70 miles south of the neighborhood. The train station is served by Amtrak and the Tri-Rail, a commuter rail service connecting West Palm Beach, Miami and Fort Lauderdale.
