Graywood
Award-winning golf club includes pools and community gardens
The Graywood Golf and Racquet Club forms the heart of the community, offering a host of recreational, leisure and social activities. "They've built a workout facility, swimming pools, tennis courts and other facilities like playgrounds for kids," Feist says. "Their golf course won awards when it first opened and was ranked in the top 100 in the nation at one time." Membership is required to use most facilities, and applicants can choose between a variety of membership levels depending on their preferences and budget. Beyond the club, plenty of homeowners have private backyard pools of their own, and a community garden offers a place to mingle with likeminded green thumbs, even to those without club membership.Snackbars and adults-only dinners at Grill 19
Graywood Golf and Racquet Club offers three choices in members-only restaurants. The upscale lounge of Grill 19 only seats diners aged 18 or older, making it popular with golfers who come in after a day on the links to sip craft cocktails in leather armchairs. Meanwhile, across the street at the Sports Club, kids and tennis players line up for snack bar items like burgers and fries from The Pavilion. Meanwhile, parents sit inside at The Edge, a more casual cafe-style restaurant. If a resident wishes to make their own meal, grocery stores require a drive out of the neighborhood, usually to a Brookshire Brothers Express 2 miles north or a Rouses Market 5 miles east.Strict building guidelines maintains a consistent design
Consistency is key to Graywood, which comprises 18 neighborhoods, each named after a native plant species – like Sawgrass or Palmetto – and imposing its own set of building guidelines for home styles, sizes, building materials and many more considerations. "It's one neighborhood where I've not heard any complaints about any type of construction issue," Feist says. In general, homes are sold as single-family detached properties or attached multifamily options, and they must be built in an Acadian or French Colonial style. Townhouses priced between $300,000 and $350,000 usually cluster together to form front facing communal green spaces and rear facing alleyways for garage parking. Larger single-family options include snout houses with side entry garages sitting on smaller lots and manor homes on large lots with lake views. Smaller-to-modest sized single-family homes tend to sell for $360,000 up to $750,000, while manor houses usually sell for between $1 and $2 million. Graywood also includes an assisted living and retirement facility, The Verandah Retirement Community, but it is fully public and not a part of the Graywood community.Far removed but closing gaps
Paratransit bus routes only extend as far south as Country Club Road, making Graywood fully car-dependent. Though a bit distant from the core of Lake Charles, the 7-mile drive to reach I-210 for commutes or the Prien Lake Mall for shopping takes less than 20 minutes on a good day. An ongoing project to connect Ham Reid Road with Big Lake Road is expected to make trips eastward even faster. Within the community, residents enjoy a fairly walkable neighborhood full of semi-shaded sidewalks. Although lakes and golf courses cause some footpaths to be indirect.Holiday parties and summer camps
Part of the appeal of Graywood is its social offerings, most of which require a specific level of club membership to attend. The main clubhouse often plays home to annual parties around major holidays like Christmas, New Years and Thanksgiving. Live acoustic music sets are also a frequent occurrence at some of the club restaurants. Not to mention the golf and racquet club offers lessons and clinics with professional instructors throughout the year and summer camps for junior players.Small class sizes at St. John Elementary
Students in Graywood begin school at St. John Elementary, which offers class sizes well below the national average of 17 students per classroom. For middle school, 6th through 8th graders attend S.J. Welsh Middle School, which ranks in the top-50 most diverse public middle schools in Louisiana. For high school, students attend grades 9 through 12 at Alfred M. Barbe High School, which is ranked the best public high school in Calcasieu Parish. All three schools have B-plus Niche scores.Things to consider
Despite its proximity to water, most of Graywood skirts flood zone designation. However, the Sassafras, Dogwood and Palmetto neighborhoods are all in Flood Zone AE, which poses the most risk, compared to neighborhoods in Flood Zone X, which poses minimal risk. But Graywood's drainage systems and terrain grading has helped it dodge the worst of almost every hurricane or tropical storm that has hit Lake Charles in modern history. "Typically, something that far south is in a flood zone. But I've never heard of any major flooding out there," Feist says. "Even in Hurricane Rita, and the other hurricanes that we've had since, such as Ike and Gustav, or Hurricanes Laura and Delta, I didn't hear of a lot of damage to homes out there, and I definitely did not hear of any flooding out there. They built those houses right."
