In central Lakeland, Webster Park offers a warm community, great schools and easy connections to Interstate 4 and other major thoroughfares. Though predominantly residential, a handful of local markets, eateries and places of worship pepper its gridded streetscape. “For 20 years, I worked right by Webster Park at Lakeland Regional Medical Center,” says local Realtor Cyleste Goodson with Regal Real Estate. “I used to go see patients who lived there all the time, and their neighbors took the time to learn my name. Soon enough, I’d hear ‘Hey, Miss Cyleste!’ whenever I got out of my car, and people would go to get the front door for me.” Close to medical facilities, parks, schools and downtown, Webster Park is a community that has plenty going on around it, and only more is to come as the area continues to revitalize with the help of its residents and city initiatives like the Lakeland Community Redevelopment Agency.

Midcentury homes

Homeowners and renters live side by side since about 56% of the neighborhood’s population rents. List prices range from $160,000 to $332,000. “Webster Park has an entry-level price point that attracts first-time homebuyers and investors,” says local Realtor Gate Arty with Keller Williams Realty. New construction starter homes are beginning to crop up, too. That said, while some houses in Webster Park date back as early as the 1920s, most properties were built in the 1950s, ‘60s and ‘70s. They display classic midcentury builds, including bungalows, ranch-style houses and cottages. Some properties have been divided into multifamily units like duplexes. Some common features are driveways, carports and garages. Lots sizes range from less than a tenth of an acre to a little more than a quarter acre.

Bonnet Springs Park

The new Bonnet Springs Park encourages visitors to escape into, engage with and explore nature. Created from the old bones of a sprawling railyard, the green space spans 168 acres in the heart of Lakeland. Bonnet Springs Park has been a game changer for many city residents since its grand opening in the fall of 2022, and this is especially true for those just up the road in Webster Park. “Bonnet Spring Park is bigger than the Magic Kingdom, and it’s free,” Goodson says. “There’s all kinds of fun things to do, especially for children.” It’s a hub of environmental education and outdoorsy fun, home to botanical gardens, a butterfly house, large playgrounds, tree-shaded walking trails, picnic-perfect lawns, a rooftop bar and cafe, a children’s museum and so much more. Right in the neighborhood, kids also love small, urban Webster Park, which has a playground, basketball courts and a shaded picnic area.

Between Kathleen Road, Florida Avenue and Memorial Boulevard, there are plenty of places to grab groceries or a quick bite to eat around Webster Park. 5 minutes from downtown Lakeland

Driving the 2 miles to Downtown Lakeland takes “5, 10 minutes tops,” Arty says. Residents can also take the Lakeland area’s Citrus Connection bus. “It’s a bikeable neighborhood,” Arty says, “but because you're in the urban inner city, there's a fair amount of traffic.” The neighborhood is in close proximity to Interstate 4, which is easily accessed via U.S. Highway 98 and Kathleen Road. Lakeland Linder International Airport is an 8-mile trip away with connecting flights to Tampa International Airport.
