Historic city homes with a true neighborhood feel

In the upper east corner of Lancaster City, Ross is an urban neighborhood that features hundred-year-old townhouses and tree-lined streets roughly a mile from downtown. “I love the community,” says Olivia Schmids, a Ross resident and travel consultant for the Lancaster Office of Promotion. “You can actually get to know your neighbors.” As Lancaster’s growth accelerates, home prices in Ross have been climbing thanks to its desirable renovated properties and semidetached townhouses. The neighborhood’s residential lifestyle within walking distance of city amenities has also proved attractive to buyers. “We’ve got a corner store or two and maybe a couple of neighborhood bars, but things are typically pretty quiet in terms of traffic,” Schmids says. “Where I’ve noticed the growth has been in seeing people out and about, just walking around with their strollers or their dogs and waving at friends from across the street.”

The narrow, gridded streets of this neighborhood are flanked by sidewalks and trees, with little room for grass or shrubbery in front of the rows of stately early 20th-century townhouses. Small alleyways cut between the homes, some joined together by brick arches, while modest front porches and dormer windows peer out over the city streets. “There’s been a trend of investors flipping properties in Ross, and we’ve started seeing a few new condos and apartments as well,” says Jennifer Fields , a Lancaster resident and Realtor with Realty One Group. “The Ross area is primarily rowhomes, which is why parking can be a challenge. If you have a place with a dedicated parking spot, that can easily be another $10,000 on your home value.” Prices for townhouses generally fall between $150,000 and $500,000, though a handful of luxury condos can sell from $500,000 to $950,000.

English pints and bites at Quips Pub

Although Downtown Lancaster is the area’s dining destination, Ross has a few neighborhood eateries that range from sports bars in unassuming row homes to breweries in renovated warehouses. “American Bar & Grill is a real corner bar. I literally ran into my neighbor there once because that’s just where everyone goes,” Schmids says. “Quips Pub is also a great family-owned place. The staff there is awesome.” The English-style pub is known for its across-the-pond fare, such as fish and chips or Scotch eggs, and it offers a long draft list of international and domestic brews to boot. Big-box stores and grocers like Target, Whole Foods Market and Giant are roughly 2 miles north in the shopping centers along U.S. Route 30. Fresh produce is even closer at the Lancaster Central Market in Downtown Lancaster, an indoor farmers market that’s open three days a week year-round.

Walk to work downtown or at Lancaster General Hospital

Ross’ urban layout to the northeast of Lancaster’s central business district makes it a walkable and bike-friendly community. “It takes me maybe 40 minutes to walk to work, which I think is perfect — it’s just long enough to listen to a podcast episode,” says Schmids, who makes the 1- to 2-mile commute from Ross into the heart of Downtown Lancaster. Those who work outside of the city are roughly 3 miles from hopping on U.S. Route 30 where it meets U.S. Route 222, and Red Rose Transit Authority buses stop throughout the area. Lancaster General Hospital, operated by Penn Medicine, is the city’s largest employer and is located squarely at the heart of Ross. “A lot of people move here to work for the hospital,” Fields says. “They have a homebuying assistance program that incentivizes doctors, nurses and other staff to buy houses within walking distance of Lancaster General.” Philadelphia is less than 80 miles east, and other major metropolitan centers such as Baltimore, Washington, D.C., and New York City are between 100 and 150 miles away. A popular splash pad and wading pool at Sixth Ward Park

Amid the neighborhood’s urban streets are small green spaces that provide a momentary reprieve from the hustle and bustle of city life. Behind blocks of wrought-iron fencing are Lancaster Cemetery and Saint Mary’s Cemetery, which span more than 20 acres. Although they represent a solemn final resting place, the Victorian-era cemeteries were originally designed to be enjoyed as parks, with gravel walking paths beneath sturdy oaks and maples that are well traveled by neighborhood residents. Families are more likely to spend their afternoons at Sixth Ward Park, a triangular slice of greenery complete with a basketball court and a baseball field. Across from the playground is a wading pool and splash pad open during the summer, with free lunches and snacks provided by Lancaster Recreation Commission staff.

Family fun at Clipper Magazine Stadium and Lancaster Science Factory

Multiple Lancaster attractions surround the neighborhood, including Lancaster Science Factory. This hands-on science museum uses interactive exhibits to introduce STEM concepts to children in prekindergarten through eighth grade. In addition to its regular exhibits, the museum hosts summer camps and after-school programming. Just west of Ross is Clipper Magazine Stadium, where the Lancaster Stormers play in the Atlantic League of Professional Baseball, an MLB partner league. The Stormers won back-to-back titles in the 2022 and 2023 ALPB Championship Series, but the fun doesn’t end when the season’s done. Events are held at the stadium year-round, from concerts to holiday celebrations. “Around Christmastime, the stadium does a drive-through light show where they cover the field in these big, lighted displays of trees and arches,” Fields says.

McCaskey High offers the IB program

Ross is part of the School District of Lancaster, with young students on the east side of the neighborhood attending Wickersham Elementary and those to the west attending Ross Elementary. Both schools score a C-plus from Niche and funnel into the C-rated Lincoln Middle and the B-minus-rated McCaskey High. The high school offers the International Baccalaureate Diploma, along with seven state-certified career and technical education programs in fields such as building trades and maintenance, early childhood education and health-care careers. Most students in the neighborhood walk to class, as the district does not provide bus service to homes within 1.5 to 2 miles of their school, with exceptions for special needs.
