Edgewater is a master-planned golf course community about 10 miles outside Lancaster, known for its waterfront homes and resort-style amenities. Anchored by Edgewater Golf Club and the 3,300-acre Fishing Creek Lake, it’s the kind of place where everyday life feels more like a vacation. Homes span a wide range of sizes and styles, with options tucked inland, along the golf course or directly on the water, giving buyers flexibility based on lifestyle and budget. While daily errands require a short drive and commutes to large cities can take an hour, the peaceful setting and access to nature often make the trade-off worthwhile.
From small inland cottages to spacious waterfront transitionals
Edgewater features semi-custom single-family homes built between the early 2000s and today. These ranch-style homes, cottages, New Traditionals and Craftsman-inspired transitionals are spread across distinct neighborhoods that offer different perks. The Cottages can put you steps from the community clubhouse, pool and tennis courts. Golfers love The Links for its access to Edgewater Golf Course, and Lakeview Pointe offers the most waterfront homes, many of which feature covered floating docks. Living space ranges widely, with the smallest homes under 1,000 square feet and the largest exceeding 4,000 square feet. Lot sizes vary just as much, ranging from a tenth of an acre to more than half an acre. “We lived there for about 12 years. We were one of the first big houses built in the neighborhood. We loved being on the water. We really enjoyed it,” says Lloyd Hartman-Trimble, the owner of Carolina Homes Connection. “It’s still being built out. They’re probably getting close to 1,000 homes now, but the master planned community is 6,000, so they still have a long way to go.”
How much homes and HOA fees cost in Edgewater
The median sale price here is around $410,000, well above Lancaster’s median. Home prices start in the upper $100,000s and can reach the mid-$700,000s. Townhouses don’t hit the market often, with only one unit sold in the upper $200,000s in recent years. Edgewater has a mandatory HOA with monthly fees ranging from under $50 to more than $150. “It’s super reasonable. The HOA fee is a couple of dollars a month less in Lakeview Pointe and in the sections that don’t include trash and lawn service. It’s actually less than most of the neighborhoods in town that don’t have anywhere near the amenities,” Hartman-Trimble says.

The HOA also puts on events and activities throughout the year. Hartman-Trimble says you can choose to be involved or keep to yourself, whichever suits your lifestyle. “We have friends who live in The Cottages, and they go to the concerts, and they go to the food trucks. They enjoy all that stuff,” he says.
What commute times look like from Edgewater to nearby towns and cities
Daily commutes from Edgewater begin on winding two-lane roads that eventually meet major highways, such as U.S. Route 521 and Interstate 77. Here’s a look at common destinations and commute times:
Fort Mill is around 35 miles away, or 40 to 60 minutes
Ballantyne is also about 35 miles away, or 45 to 75 minutes
Uptown Charlotte is roughly 53 miles, or 65 minutes to nearly 2 hours
Columbia is about 58 miles, or 60 minutes to one hour and 20 minutes
“We’re super close to all the manufacturing along the Highway 9 corridor. We’re close to Scout Motors in Blythewood, and it’s easily commutable both north to Charlotte and south to Columbia. The airports are reasonable as well. So, it’s a really good location,” Hartman-Trimble says.
Assigned Lancaster County public schools with private options nearby
Edgewater is within the highly rated Lancaster County School District. Erwin Elementary School, South Middle School and Lancaster High School are the community’s assigned schools. Students can also request a transfer to a different school within the district. However, such requests are granted on a case-by-case basis. Carolina Christian Academy is a highly rated private option, about 11 miles away.
Drive into Lancaster to shop, dine and experience the arts
You won’t find any retail within the community, so you’ll need to drive into nearby towns and cities to shop. “You’re about 15 minutes from downtown Lancaster, which has live music and great arts. The community playhouse is nationally award-winning. It’s just a really great small town that is super friendly,” says Hartman-Trimble, who adds that it’s only about 7 miles to Food Lion, the nearest grocery store. “It’s not horrible. It’s an hour round trip to run any errands…You just plan ahead. You do your shopping while you’re out, and once you’re home, you don’t necessarily go back out.”
