Suncoast is a growing Land O’ Lakes community near Suncoast Parkway
Suncoast is a residential community in Land O' Lakes. “Five to 10 years ago, people were drawn to this area for its quiet, remote feel and lighter traffic,” says Seena Allen, Realtor with Re/Max Alliance Group, who has worked in the area for over a decade. However, recent residential development has brought a lot of growth to the neighborhood. “Today, residents love the easy access to the Suncoast Parkway and being only [about 20] minutes from Tampa International Airport,” Allen says. Suncoast is only continuing to grow through projects like the expansion of the nearby Moffitt Cancer Center, which Allen says, “continues to elevate the area’s convenience and long-term value.”
Homes and townhouses built in the 21st century fill the area
Sidewalks line the streets of Suncoast, where oak and palm trees shade manicured, grassy lawns. Homes are close together on lots that are often 7,000 square feet or less. Wide driveways lead to one- and two-car garages. “The area has seen tremendous growth over the past few years,” Allen says, adding that over 60% of the homes sold between 2023 and 2025 were built in the last 10 years. New Traditional styles from the early to mid-2000s make up the single-family properties. Many have stucco exteriors and tall, arched doorways. Some of the newest properties are townhouses built after 2024. Single-family homes can cost between $300,000 and $490,000, while townhouses typically range from $290,000 to $400,000. Many of the single-family homes are in Suncoast Meadows, which has monthly homeowners association fees to help maintain community amenities.
According to First Street, most homes have an extreme risk of hurricanes and a minimal risk of flooding.
Students attend well-rated Pasco County schools
As part of the Pasco County School District, students can start at Bexley Elementary School before attending Charles S. Rushe Middle School. Both receive a B-plus from Niche. Sunlake High School earns an A-minus and has career and technical education programs like the Academy of Medical Skills and the Aerospace Career Academy. The district offers school choice through Career Technical and Specialized Programs of Study, School of Choice applications and magnet or charter programs. Imagine School at Land O’ Lakes is a kindergarten-through-eighth-grade charter school that scores a B-plus.
The Hub at Bexley has restaurants, services and events
Allen says that residents often walk or bike less than a mile away to The Hub at Bexley for a bite to eat. BellaBrava is a casual Italian restaurant, and EggBred is open for breakfast and brunch. Also in the shopping center are boutiques, salons and businesses like Checkmate Escape Room. The Hub also hosts regular events like movie nights, free concerts and Friday Moonlight Markets, an artisan market with live music and discounted drinks from nearby restaurants. Publix is about 2 miles away, and Walmart is a 6-mile drive.
On the fourth Friday of the month, the Suncoast Meadows homeowners association invites food trucks like Steve D’s Authentic Cheesesteaks to set up in the pool parking lot. Other community events include garage sales and seasonal celebrations like the annual Christmas party.
Locals travel to nearby recreation like the Suncoast Trail
Many homes are a short walk from neighborhood playgrounds and the Suncoast Meadows community pool. Otherwise, residents must travel to nearby recreational activities, such as the Ace Pickleball Club, which offers open play and membership opportunities. The multiuse Suncoast Trail runs along Suncoast Parkway and is about 54 miles long. In less than 10 miles, locals can be at the Land O’ Lakes Recreational Complex, which has outdoor amenities like a playground and baseball fields, as well as a recreation center with a gym and volleyball court. “Suncoast provides easy access to St. Pete and Clearwater beaches,” Allen says. Within an hour, or 35 miles, residents can be on the shores of Clearwater Beach.
Residents drive 30 miles to downtown Tampa
Suncoast is largely car-dependent, and commuters can reach downtown Tampa in about 30 miles. “The proximity to Tampa gives residents easy access to major job centers, cultural attractions, dining, entertainment and professional sports, including the Tampa Bay Buccaneers,” Allen says. Major roads include state Route 54 and state Route 589, also called Suncoast Parkway. GoPasco’s buses stop along Route 54. AdventHealth Central Pasco is just over a mile away, and the Moffitt Speros Outpatient Center is less than 10 miles away. Tampa International Airport is about a 20-mile drive.
Suncoast Meadows has a CAP Index Crime Score of 1 out of 10, compared to the national average of 4. “Residents state there is low crime, offering security and peace of mind,” Allen says.
