Strongly connected to the industrial history and modern revitalization of REO Town, the Lansing neighborhood of Fabulous Acres offers its own distinct sense of community, with a tight-knit neighborhood feel among residents proud to call it home and who are determined to maintain its character and integrity. While area automobile plants have left, changing the scene of the neighborhood that was once bustling with traffic from plant employees decades ago, the sense of community spirit among residents remains. “It’s still home to the headquarters for Quality Dairy and O’Leary Paint Company,” Ozbun says. The neighborhood also houses the Lansing Board of Water and Light, with its three iconic smokestacks reminding residents just how important the neighborhood is for Lansing as a whole.

Historic homes and a neighbors who look out for one another
Homes in Fabulous Acres date back to the early 1900s, some even earlier, and most have large, welcoming front porches where residents commonly sit and interact with one another. During the summer months, the neighborhood is often home to residents hosting block parties and barbeques with their neighbors. Historic American Foursquares, Folk Victorians and bungalows are common, and while some have fallen into disrepair, many are well-maintained or have been renovated, providing Lansing residents with affordable living in a historic neighborhood with character. “It’s unique because it’s really by the street,” says Brian Ozbun, a Realtor with Bellabay Realty, LLC. “Homes can be priced anywhere from $50,000 to $175,000.” Properties on the higher end are typically recently renovated, while houses closer to $50,000 tend to be less maintained and have fewer bedrooms.
Multiple education pathways in Lansing School District
Kids in Fabulous Acres have a variety of school pathways they can take in the Lansing Public School District thanks to the wide offering of area elementary schools, as well as magnet schools and specialized academies for students of all ages. For example, they may attend Lewton School, a Spanish immersion and global studies magnet school to gain a deeper understanding of language, other cultures and robust human interaction from prekindergarten through eighth grade. This diverse school earns a C rating from Niche. From there, they can move on to the C-plus-rated J.W. Sexton High School, a magnet school with a STEM-focused curriculum. The school’s early college program also allows students to graduate with an associate degree.
Local parks advocated for by members of the community
The Barb Dean Tot Lot is a shining example of members of the community coming together to improve the neighborhood and the lives of those who live there. Formerly an abandoned parking lot once belonging to the Diamond Reo Motor Plant, volunteers pitched in to regularly clear it of trash and broken glass, before banding together before the city council and citing a need for a safe place for neighborhood children to play. After asking for the parking lot to be the site of a public park, their request was granted, and today, the park is regularly flooded with children playing on the colorful playground and families utilizing the public grill. Residents can also enjoy the green space and playground several streets over at Caesar Donora Park near S. Pennsylvania Avenue, while also not being far from Moores Park just outside the neighborhood several streets east with a basketball court, tennis courts and the iconic Moores Park Swimming Pool that is listed on the National Register of Historic Places. Moores Park is also the start of the Lansing River Trail, which spans more than 20 miles along the Grand River, allowing residents to explore the Greater Lansing area on bicycle or on foot.
Local staples frequented by regulars, with eclectic shopping in nearby REO Town
Residents can join the pool league or throw some darts at LeRoy’s Classic Bar and Grill, one of the oldest continuously operating bar and grills in Lansing. The classic neighborhood staple is often full of regulars at the bar and serves everything from early morning breakfasts to burgers for lunch and dinner. Lucky’s Hole in the Wall Sports Bar is just around the corner, where residents regularly watch Spartans games over brews and wings, while the family-owned Corey’s Lounge blends classic American and Italian fare in a laid-back environment with a popular outdoor dining area. Grocery shopping can be found just a few miles away off Holmes Road at The Great Giant Supermarket or Kroger. The Capital City Market is also less than 2 miles north, a first-of-its-kind concept in the area that aims to bring fresh, affordable produce to community members, with an added focus on local and artisan groceries — though Meijer and national brand products also stock the shelves. Residents can visit the eclectic boutiques and vintage stores just north in REO Town for retail shopping, including Thriftique, Vintage Junkies, The Record Lounge, Voodoo's World of Oddities and more.
It takes a village
At the center of the neighborhood is the Village Summit, a makeshift community center fueled by volunteers. With a need for a safe and productive place for kids to hang out in the community, an opportunity arose in the form of a foreclosed home, that was bought by a community member and transformed through neighborhood effort. Named after the old proverb about it taking a village to raise a child, the Village Summit has lived up to its name, with members of the community organizing things like coat drives and Easter egg hunts and Michigan State University tutors volunteering their time. The center houses a library where kids can stop in to read or use the computer, as well as two community gardens and a space for games and activities after school.
In the heart of Michigan's capital city
Fabulous Acres is served by the Capital Area Transit Authority bus system, providing residents with public transportation throughout Greater Lansing. Cedar Street runs directly through the neighborhood, with Pennsylvania Avenue, Washington Avenue and Mt. Hope Road framing it in — all main arteries for the Lansing area, providing residents easy driving access to anywhere they want to go in the Capital City, as well as Interstate 496 just north. For air travel, the Capital Region International Airport is roughly 7 miles north, and for emergency and specialized medical attention, Sparrow Hospital is 2 miles north, with the McLaren Greater Lansing Hospital less than 4 miles southeast.
