Southern Lansing has lower housing costs and a diverse community
Southern Lansing is a collection of communities on the edge of city limits, where Interstate 96 rushes by, and Cedar Street's small business corridor grows to include shopping giants like Target and Meijer. This half of Lansing has historically been less commercially developed than northern neighborhoods, but it's steadily growing with active community organizations, new businesses and demand for lower-priced homes. "There are a lot of people who have lived in their homes for decades — there's not a lot of turnover," says Travis Conti, a Realtor with Re/Max Real Estate Professional and a Southern Lansing resident of over 30 years. He says when he first moved here, a lot of people asked him why he would pick this neighborhood on the South Side's outer edge. The area has a stigma for high crime, although it has a CAP Index Crime Score of 5 out of 10, compared to the national average of 4. "In my mind, we have proved them wrong. We have developed lifelong friendships [here]." When asked what makes Southern Lansing unique, he says, "There's affordable housing and a community that embraces multicultural families. One of the best things about the South Side is the diversity."
A variety of housing options with a chance for renovations
Southern Lansing has a mix of apartment complexes, condo communities and established neighborhoods built from the early 1900s to the 1990s. Ranch-style homes, bungalows and split-levels are common, and the median yard size is a quarter-acre. In the last 30 years, Conti says he has "seen major improvements in the cosmetics of the homes — new roofs, new siding, landscaping. That goes back to the length of time that families are staying, because they are building equity and turning that around to make their homes prettier." Investment properties start around $55,000 to $100,000. Homes from $100,000 to $300,000 have varying levels of renovations. Condo options range from $80,000 to $125,000. Conti estimates that about 90% of the area's single-family homes are owner-occupied, "which bodes well for resale value," he says.
Several local schools with magnet, technical and private options
Lansing has district-wide school of choice, so students may apply for any school. Nearby options include Attwood New Tech Magnet School, Gardner International Magnet School and North School, all serving kindergarten through eighth grade. All three schools receive a C-minus grade from Niche and funnel into Everett High School, which gets a C-plus. Lansing Technical High School is an alternative option, offering career-focused course options like construction, culinary arts and computer science. The private Lansing Christian School serves kindergarten through 12th grade and earns an A-minus from Niche.
Outdoor parks and trails with a few large recreation facilities
Benjamin F. Davis Park is one of the area's largest green spaces, with a playground and baseball diamonds. The park is a trailhead for the South Lansing Pathway, which runs 6 miles throughout the city, connecting with the Lansing River Trail. Over in the neighborhood's industrial area, Hope Sports Complex is a major facility offering soccer leagues for all ages. For indoor recreation, Alfreda Schmidt Community Center has a gym and pool, with a schedule of pickleball, basketball and swimming.
Global food options and growing retail along South Cedar Street
South Cedar Street has major retailers like Target, Meijer and Aldi, plus Celebration Cinema Lansing, the south side's only movie theater. The selection of chain restaurants has been growing, with a new Wing-Stop and 7 Brew Coffee in 2025, and a Chick-fil-A expected in 2026. There are also a few locally owned spots, including seafood boils at King Ocean Crab and tacos at El Oasis. "You do have a lot of authentic food," says Narmeen Shango with eXp Realty, who has sold several homes in the area. "And a lot of people like that there are a few international markets." International Market One has Middle Eastern groceries, and Global Food Market stocks products from many countries, including Pakistan, India, Afghanistan and Lebanon. A few miles west, La Frontera Mexican Products is known for its tamales.
Staying busy with farmers markets and celebrations at local churches
A variety of organizations build community on the south side. The South Lansing Community Development Association plans a weekly farmers market just north of Jolly Road, and the Cristo Rey Church is a bilingual congregation well known for its Friday fish fries during Lent. Their annual Cristo Rey Fiesta includes folklorico dancing, traditional music, and authentic Mexican food. Conti also mentions the Mikey 23 Foundation, which aims to reduce gun violence by helping youth engage with trades like construction, electric work and plumbing.
Close to downtown Lansing, with interstate access to get out of town
Downtown Lansing is about 5 miles north, home to employment hubs like the Michigan Capitol Building and University of Michigan Health - Sparrow, a large hospital. Bus lines run along major roads like Cedar Street and Martin Luther King Jr Boulevard into downtown in about 15 minutes. Residents also have easy access to Interstate 96 or Interstate 496, although homes with direct proximity can experience some road noise. Capital Region International Airport is 8 miles north.
