Why Southwest Largo draws retirees and families alike

Southwest Largo offers coastal living just a few miles from Indian Rocks Beach, without the high Indian Rocks Beach prices. Located on the Intracoastal Waterway just south of Largo, this area includes manufactured home, condo and single-family home subdivisions with amenities like pools, marinas and boat ramps, so residents can get out on the water close to home. It's shared by retirees and increasingly, families, who appreciate the high school zoning.

Condo, single-family and manufactured home communities with amenities

Shipwatch Yacht and Tennis Club is a popular all-ages condo community on the north side, with low-rise and mid-rise buildings, tennis and pickleball courts, pools, a fitness center and a 32-slip marina. Imperial Point on the neighborhood's south side has condos on the water and traditional Florida block-and-stucco homes with garages and enough backyard space for pools. Locals enjoy the heated pool overlooking the Intracoastal and the community boat ramp. "If you're a boater it's pretty perfect. You can drop your boat in the water and you're at the ocean in a few minutes," says Rick Walo, Sr a Realtor with Berkshire Hathaway HomeServices Florida Properties Group who works throughout Pinellas and Pasco counties. "That's hard to find — at most marinas you're paying like $400 to $500 a month to keep your boat there." Coquina Cove and Gulf View, two 55-and-up manufactured home communities, are also based here. HOA fees vary widely and typically cover common areas and sometimes utilities.

Lower prices than nearby Indian Rocks Beach

Condos range from the lower $100,000s to the mid-$400,000s, while homes range from the lower $400,000s to roughly $1.2 million. "If you're looking for like a three-bed, two-bath house, you can still find one for like $500,000. . . when you get into Indian Rocks Beach, you're triple that price," Walo says. As more homes hit the market, he is also seeing a changing demographic. "A lot of homes were built in the '70s, so they're starting to turn over rapidly in the last couple of years and families are moving in."

Three miles to the beach

Indian Rocks Beach, the barrier island city and its beach, are about 3 miles away across the Indian Rocks Causeway Bridge. It's known for its laid-back vibe and miles of shoreline for shelling and wildlife sighting. Locals also head here for mom-and-pop shopping and dining near the beach. About 3 miles inland, the 354-acre Walsingham Park has a dog park, a towering playground and a lake to fish or canoe on.

Groceries on Walsingham Road and seafood on Indian Rocks Beach

Walsingham Road offers nearby shopping and dining, with a Publix, a Walmart Neighborhood Market and a number of chain and local restaurants. Indian Rocks Beach is also a dining destination as much as an outdoorsy one. "Indian Rocks Beach has a lot of cool restaurants, not your usual chains," Walo says. "People really enjoy the ability to go to local places as opposed to Chick-fil-A and Bonefish Grill." Highlights include:

  • The Original Crabby Bill's: offers casual vibes and a popular grouper dinner, served blackened or fried.
  • Guppy's on the Beach: offers outdoor dining and variety of surf-and-turf entrees.
  • Keegan's Seafood Grille: serves a signature key lime pie and a popular she crab soup.

Flood risk is higher on the west side

The neighborhood's west side, closer to the water, has a high flood risk, according to FEMA maps. Insurance is required for residents with a mortgage who live in a FEMA Special Flood Hazard Area.

Highly rated schools are a perk

Zoning for the highly rate Oakhurst Elementary School and Seminole High School is a draw for families. The high school offers the Resilience in Student Experiences program for students interested in social sciences, and the Sustainable Engineering Academy, with pathways in water quality, hydroponics and AI, among other career programs. These schools are automatically assigned by Pinellas County Schools, but there are also lots of district choice schools that kids can apply to.
