Winding suburban streets conveniently located outside Downtown Las Vegas
Located less than 10 miles from The Strip and Downtown, Pittman is suitable for homebuyers wanting easy access to all the Valley offers. The neighborhood is immediately north of Route 95, providing breezy commutes and convenient shopping and dining. Wavy suburban streets and cul de sacs host townhouses and modest ranch-style homes. Students take only a short trip to class at nearby schools, and commuters don’t have to go too far either. Although Downtown Las Vegas is where most of the action happens, the tiny residential collective that is Pittman has enough around it to keep locals entertained. “Everything is commutable here,” says Realtor Paul Arroyo of Compass Realty and Management. “We’re not a big metro area.”

Ranch style and more modern homes priced below the national average
Prospective buyers have a narrow range of options in Pittman. Most properties in Pittman are modest three-bedroom ranch-style homes built in the 1960s. Desert-landscaped lots less than a fifth of an acre are the norm. Spacious driveways and oversized backyards allow RV parking and outdoor entertaining. These range in price between $200,000 and $350,000. Many homes on the market boast modern updates or whole-home renovations that appeal to buyers and let sellers command top dollar. At the same time, fixer-uppers catch the eyes of investors looking for rental properties in a stable, walkable and bikeable community. More modern four-bedroom homes sell closer to $400,000.
