Sunstone sets the standard for new home communities

The Sunstone community is one of Las Vegas ’ newest master-planned developments. There’s the Trilogy 55-plus subdivision and surrounding single-family homes constructed by multiple builders, from Lennar to Woodside Homes. This community is on the city’s outskirts, but residents are minutes from a large Smith’s grocery store, restaurants in Skye Canyon and direct routes to downtown. Sunstone even has a community park and sidewalks that allow some residents to walk or bike to the nearby elementary schools. So while Sunstone is on the edge of Las Vegas, you're minutes from just about everything you need.

Options that span from condos to detached single-family homes

Having different subdivisions and builders in one spot means the homes in Sunstone have a variety of styles. The homes all have Spanish Revival- or Pueblo-inspired designs, but some have asymmetrical roofs or boxy structures with clay shingle roofs. “Construction has been diligently going on for three to four years,” says Robin Smith, owner of the Smith Team with Keller Williams Realty Las Vegas. She has over 30 years of real estate experience and has sold many homes in Sunstone. “Woodside [Homes] is there, and they have done an amazing job with large single-story homes, and then of course they have their two-stories. What’s unique is they’ve done communities with all single-story homes.” Smith explains most builders stick with two-story homes because it allows for building on small lots, but Sunstone has single-story options outside the 55-plus subdivision. “People aren’t always looking for 55-and-older,” Smith says. “It can be those people who are downsizing or looking to the future of retirement.”

Prices for new homes close to a host of amenities

Smith compares Sunstone to the Summerlin community and says Sunstone residents pay less to have similar amenities and access to retail. Detached single-family homes across the subdivisions range from the lower $400,000s to the upper $700,000s. Condos and duplexes typically stay in the lower $400,000s. All properties fall under an HOA, and the fees can vary depending on the subdivision; some communities within Sunstone have additional dues on top of standard HOA fees associated with them. Sunstone plans to build over 3,000 homes, and construction is still ongoing.

Walking to nearby schools

The area is part of the highly rated Clark County School District, but Nevada offers open enrollment for families who want students to attend a school in a different district. Sunstone is right next door to the James H. Bilbray Elementary School and William & Mary Scherkenbach Elementary School. Some homes are close enough for students and parents to walk down the sidewalk and across the street to the schools.

All the ways you can get outdoors in Sunstone

Trilogy residents have access to a large inground pool, pickle ball courts and a chef’s kitchen for classes. The rest of the community has access to Sun Trails Park, where you can walk the paved path, let kids enjoy the playground or practice on the pump track. The Alyn Beck Memorial Park borders the elementary schools and has multipurpose fields near the splash pad and basketball court. The community includes even more spaces to get outdoors steps from home, including:

  • Sun Mountain Park, with its interactive sun dial and trail access
  • Nature Paseo, an area with a dino dig space for kids and fitness stations
  • Sunstone Mountain Biking Trail, which circles the Moccasin Walking Trail
All of these amenities are in Sunstone, but you can also head outside the community to explore the outdoors. Some people play one of the three 18-hole courses at the Las Vegas Paiute Golf Resort. You’re also a short drive from all the hiking trails in Red Rock Canyon National Conservation Area and Mount Charleston.

Living minutes from retail and restaurants

Living in Sunstone means being minutes from retail centers. “It’s close to one of the nicest Smith’s stores in the entire valley at Skye Canyon,” Smith says. “The area is not short in any kind of shopping or restaurants.” The Skye Canyon Marketplace center has more than just the Smith’s grocery store. There are popular restaurants like:

  • Skye Bar & Grill, which is open from breakfast through dinner
  • Sicilian Guys Trattoria, an Italian spot known for pasta and deep-dish pizza
  • Sakura Ya, a destination for sushi and Japanese bento boxes
In the Trilogy subdivision, the Cabochon Club is home to the Kindred & Main coffeehouse and plenty of chairs to lounge in. Residents can also make reservations at Cooper’s Kitchen + Tap for cocktails and a bite to eat. For home necessities and other shopping, you're a 10-minute drive from big-box stores like Lowe’s and Target.

Driving around Las Vegas

Driving downtown takes about 20 minutes when you use U.S. Route 95, and it takes closer to 30 minutes to reach the Harry Reid International Airport. Some people commute less than 10 minutes to work at Centennial Hills Hospital in the Centennial Hills Town Center area, but Las Vegas is also home to the Nellis Air Force Base, roughly 30 minutes away.
