Samara has homes for a wide variety of buyers

Samara isn’t the only new construction subdivision in fast-growing League City, but the community has one of the widest ranges of prices and floor plans. The homes that Lennar is building in this community south of Houston vary from houses priced below League City’s median to half million-dollar homes with luxury finishes. Plus, Samara’s location near the shops and restaurants of Clear Lake and two major highways means you can run errands close to home when you need and drive to Houston when you want.

Prices and incentives appeal to first-time buyers

Lennar is building 17 floor plans, which fall into one of three categories. The first consists of three- and four-bedroom homes priced from the upper $200,000s to the mid-$300,000s. These floor plans offer a rare chance to snag a new house that’s less than $325,000, says Luwannah Lamas, team lead of Arbor Real Estate Group brokered by Fiv Realty Co. Lamas has sold several homes in Samara and is moving to the community herself. “I’ve been able to place a lot of my first-time homebuyers [in Samara]. We can’t find them anything affordable in the League City area that’s newer and nicer.”

To incentivize homebuyers, Lennar offers interest-rate buydowns. This means Lennar pays the mortgage lender money up front to lower the loan’s interest rate. This results in a lower monthly mortgage payment for buyers. “If a client comes to me and says, ‘I can afford a $300,000 house. This is the maximum monthly payment I’m approved for. What have you got?’ Most options are older,” Lamas says. However, interest-rate buydowns make new homes more attainable for those buyers, she says.

Higher-priced homes with high-end finishes

The second category is made up of three- and four-bedroom homes selling from the lower $300,000s to the mid-$300,000s. These homes often come with higher ceilings and nicer flooring compared to the lower-priced floor plans. Houses in the last group have three to five bedrooms and price tags from the mid-$400,000s to the upper $500,000s. Not only are these homes bigger, but they’re often finished with custom cabinets and tiled showers. Some are even built with an apartment attached to the garage, a setup popular with homebuyers living with parents, in-laws or a child in college, Lamas says.

Parks and trails in Samara, with more recreation nearby

Lennar has partially built what will be a 13-mile trail network. Paved walking and jogging paths wind around retention ponds that were dug to help prevent flooding. There's also a park with a playground/ A homeowners association looks after the neighborhood amenities and collects about $100 in monthly dues from residents.

  • The Ballpark at League City includes six baseball and softball fields, each inspired by a professional ballpark.
  • Magnolia Creek Golf Club consists of three private nine-hole courses.

Clear Lake provides shopping and dining without driving to Houston

You can take knock out your shopping 10 miles away in Clear Lake, a huge master-planned community loaded with stores. Choose between grocery shopping at Kroger, H-E-B or Costco or browse more than 100 stores at Baybrook Mall. Chain restaurants fill shopping centers, while seafood restaurants such as Opus Ocean Grille overlook the water of Clear Lake. “We’ve built our own little community here,” Lamas says. “You don’t have to go into Houston unless you want to see sporting events or concerts.”

Distances to airports, beaches and downtown Houston

Samara’s location near two major area thoroughfares—Texas state Highway 96, known locally as League City Parkway, and Interstate 45—means you can take one when the other is busy. “[Highway] 96 can get congested,” Lamas says. “During peak traffic hours, getting in and out to school and work, you’re close enough to 45 that you’re not going to get stuck in 96 traffic.” You can take I-45 to points of interest including:
