All-residential neighborhood between Austin and the Hill Country
Mason Creek is an all-residential neighborhood in Leander, a growing suburb north of Austin. With some homes priced under $300,000, Mason Creek is a relatively affordable option in the greater Austin area. “A lot of buyers are moving to Leander,” says Mary Miner, Austin resident and Nextage Realty owner. The economy and population of the Austin metro area have boomed the past few years, and Mason Creek is roughly half an hour from the city’s main employers and entertainment, while maintaining a sense of removal from the hustle and bustle of the city. “Mason Creek offers privacy and a quietness, and from Leander, you have access to Lake Travis and Jonestown,” says Sunetra Sutherland, a Realtor at Allure Real Estate who specializes in the Austin metro area. Situated on the edge of the Hill Country, residents here can go for a day trip to hike or unwind at a Texas vineyard. And for those whose interests lean more towards educational and professional areas, the neighborhood is zoned for the top-rated Leander Independent School District and offers proximity to U.S. Route 183, one of the main commuter highways leading into Austin.

Comparatively affordable single-family homes in the Austin metro area
Mason Creek’s yards and streets are level, making them suitable for planting a small garden or learning to ride a bike. Single-family homes built between 1980 and 2010 sit on lots dotted with mature trees. Ranch-style and New Traditional homes vary in size, from below 1,000 square feet to nearly 3,000. Prices fall between about $200,000 and $300,000 for a single-level, while two-story homes dominate the upper end of the price range, peaking at about $490,000. Monthly HOA fees vary by subdivision and go towards maintenance of the community pool, trail and playground.

Leander’s highly rated public schools
Leander Independent School District is rated A-plus on Niche. Christine Camacho Elementary, rated B, and Whitestone Elementary, rated A, serve the neighborhood. Students may advance to Leander Middle School, rated A. Leander High, rated A-minus, is undergoing a multimillion-dollar renovation to the school’s athletic facilities, including a new gym and weight room. The first phase of the renovation is scheduled to be completed by the start of the 2026-2027 school year. Alternatively, Founders Classical Academy of Leander, rated A-minus, is a public charter serving kindergarten through twelfth grade.

Commuting to Austin and Round Rock
Mason Creek is within a mile of U.S. Route 183, which leads about 30 miles south to Austin. “A lot of people still drive; Austin is not easy to get around without a car,” Sutherland says. But there is an alternative, though it’s not widely used: commuters to downtown Austin can avoid traffic by taking the CapMetro light rail. A one-way ride costs $3.50, and the line ends at the Leander Station, about 3 miles from Mason Creek. Round Rock is about 20 miles away, where the Dell corporate campus is based along with other tech employers. Another major employer, Cedar Park Regional Emergency Center, is about 2 miles away, where residents can find convenient emergency care. Mason Creek is about 34 miles northwest of Austin-Bergstrom International Airport.
Places to eat and shop along U.S. Route 183
Nick’s Breakfast and Coffee is a neighborhood brunch spot, serving hearty portions of eggs and pancakes along with non-breakfast items like soup and sandwiches. U.S. Route 183 is lined with lots of shopping and dining options, like H-E-B Plus! and Whataburger. Further up 183, Old Town Leander is a pedestrian-friendly district with local businesses and restaurants like Casa Costa Bake Shop. This rustic-chic bakery offers shaded outdoor seating and customized cakes in addition to its freshly made pastries. In June, Old Town Street Festival attracts crowds for the 5K, local vendors and family-friendly summer fun.

Recreation in and around Mason Creek
Mason Creek Park borders the backyards of some homes. This small park has a playground and a short path looping around an open green space. A block away, Robin Bledsoe Park offers more space and amenities, between its soccer fields, basketball court, benches shaped like Legos and playground with a climbing wall.
