Brunswick Forest is a master-planned community in Leland where you can live an active, outdoorsy lifestyle. More than 100 miles of walking and biking trails weave through the community, connecting homes to an array of recreational amenities, such as parks, pools and a golf course, and when you’re in the mood for a beach day, the coast is less than 20 miles away. But there’s more to the community than just outdoor recreation. The Villages at Brunswick Forest puts shops, restaurants, a grocery store and medical offices minutes from your doorstep. And you can quickly hop onto the highway for a night out in Wilmington.
From patio homes to custom builds, buyers have many options
Nearly 30 subdivisions, developed between the early 2000s and today, representing eight different builders make up Brunswick Forest. And more sections are on the way, so architectural styles range widely, from all-brick New Traditionals and simple, vinyl-sided patio homes to more elaborate coastal Craftsman designs. Some properties have pond or lake views, while others back up to fairways or forest. You can choose from these existing detached homes and townhouses or build a custom design on a new lot. “If you want to be in the neighborhood at a lower price point, they’re building a lot more affordable options, as well as the low-million-dollar range for custom builds,” says Rhonda Kelly, a Realtor with eXp Realty. “There are so many different styles of homes. You can find what matches your personality.”
How much homes and HOA fees cost in Brunswick Forest
The neighborhood’s median sale price is on par with Leland ’s at around $460,000. Townhouses start in the mid-$200,000s and can reach the upper $500,000s. Detached homes range from the lower $300,000s to more than $1.3 million. Potential buyers should note that, in addition to the master HOA serving the whole community, each subdivision has its own sub-association with its own rules and restrictions. Total monthly fees range from under $100 to nearly $650.
Parks, trails and clubs make it easy to stay active
With parks, a fitness center and waterways close at hand, recreation is a way of life in Brunswick Forest. You can spend your free time doing these activities:

Drive to downtown Wilmington, Oak Island and more
Brunswick Forest residents have quick access to U.S. Route 17 and Interstate 140 to reach destinations around the greater Wilmington area. “You can make it to Oak Island, Wrightsville Beach and Southport in about 35 minutes,” Kelly says. The Port City’s Historic Downtown is about 8 miles away. The drive can be as short as 15 minutes, but with traffic, it can take up to 35. You can also take Wave Transit's Brunswick Connector bus into the city.
Public schools serving Brunswick Forest
Brunswick Forest is part of the Brunswick County Schools district. The neighborhood’s assigned schools are Town Creek Elementary School, which receives a B-plus rating from Niche, Leland Middle School and North Brunswick High School, which offers Advanced Placement courses and extracurriculars such as JROTC and Science Olympiad.
What to know about hurricanes and flood zones
Hurricanes and tropical storms are a reality of living in this area, so residents should be prepared for potential evacuations during the Atlantic hurricane season. “We’re in southeastern North Carolina, so we naturally jut out into the Atlantic Ocean,” Kelly says. “It doesn’t matter where you live here; if a hurricane is coming, a hurricane is coming.” FEMA Flood Maps show some subdivisions are near or within special flood hazard areas, so flood insurance is recommended.
