Snowball Gate offers classic suburban living
Levittown, Pennsylvania, was America’s second mass-produced suburb, after Levittown, New York. In the 1950s, developers built nearly 200,000 low-cost homes to accommodate returning veterans and their families, and they named individual subdivisions alphabetically. So, Snowball Gate is Levittown’s letter S, and its streets—like Shadywood, Smoketree and Sweetgum roads—follow the same theme.
Suburban life prevails in Snowball Gate. Original homes still stand, gently curving roads slow traffic and commuters can easily reach Philadelphia, Trenton or Wilmington. Parks, shopping centers and schools are also a short drive away. Plus, Snowball Gate’s CAP Index Crime Score is 2 out of 10, lower than the national average of 4. “The neighborhood offers a lot of space, premium lots and walkable streets,” says Levittown-based Realtor Terri Foley with Keller Williams Real Estate. “Because most properties are affordable and single-story, it accommodates both older residents and first-time homebuyers.”

Original homes retain vintage charm with modern updates
Original country clubbers and ranch-style homes still stand along wide, walkable streets. Red maples and tall oaks dot tidy, landscaped lawns. Houses typically cost between $450,000 and $650,000. Some maintain their original quirks, like unfinished second floors, designed to accommodate growing families. “Sometimes, there’s a stairway that leads to nothing, with a board covering the stairway opening,” Foley says. For the most part, people have added dormer windows to sloped roofs, converted the space into bedrooms or added an extension to the back or side of the home. “Many original owners’ houses will be bought by younger families or investors who remodel them and bring them up to today’s standards,” Foley says.

Playgrounds, kayaking and hiking are all close to home
Forsythia Crossing Park is within walking distance of most homes. It adjoins Snowball Gate with the nearby Red Rose Gate and Forsythia Gate neighborhoods. “All three of those neighborhoods—we call them ‘The Gates’—are very connected,” Foley says. The park sits on just over 6 acres and includes a roller hockey rink, a playground, walking paths, picnic areas and open space. Nearby, the over 450-acre Silver Lake Nature Center is popular with families. Miles of trails cover its grounds, with wooden walkways over marshy areas. Kayakers paddle on Silver Lake, and kids explore the nature play area, which encourages exploration through sandboxes with fossil pits, logs and rocks for climbing, along with a small stream. To the north, the 1,200-acre Core Creek Park features developed spaces, like playgrounds, tennis courts and ball fields alongside sites for passive recreation, including fishing areas, hiking trails and an off-leash dog park.

Nearby Route 1 and New Falls Road offer groceries and big-box stores
New Falls Road, just south of the neighborhood, has a significant commercial presence, with Dollar General, Dollar Tree and a Giant grocery store. To the north, U.S. Route 1 Business offers a range of shopping options. Redner’s Fresh Market, Sam’s Club and Aldi supply groceries, and big-box stores like Target, Lowe’s Home Improvement, Marshall’s and Burlington cover the essentials. Nearby restaurants include Curly’s, a classic diner that serves comfort food; Salvatore’s Cucina, with Italian favorites; and Miller’s Ale House, offering a casual spot to watch sports. The Oxford Valley Mall, with stores like JCPenney and Macy’s, is about 3 miles away. In case of emergency, the Oxford Valley Medical Plaza is also about 3 miles away.

Snowball Gate is a car-dependent community. Pennsylvania state Route 413, U.S. Interstate 295 and U.S. Route 1 Business are nearby. SEPTA’s Route 129 bus stops are on Route 1 and New Falls Road. Trenton, New Jersey, is about 12 miles away, Philadelphia is about 25 and Wilmington, Delaware, is about 55. Philadelphia International Airport is about 35 miles away.
