On warm summer evenings, residents of Beaumont, Kentucky, are likely to be found enjoying public concerts, community movie nights and local festivals at the Moondance Amphitheater, located right in the middle of their neighborhood. While people from across the city of Lexington drive over thirty minutes to attend the live music and events in this circular, tiered space, Beaumont residents often walk right from their homes to spread a folding chair or blanket on the amphitheater lawn, greet friends and order some dinner from local food trucks. "The quality of life in Beaumont is great, it's so convenient to get around," says Joy Murphy, a local Real Estate Agent who has been selling for over 20 years. In addition to being located minutes from an array of shopping and flavorful restaurants, Beaumont is also home to its own public library, schools and parks. "It's almost like its own little city," says Paul Chartier, a local Realtor who often gives tours to people who are new to the area. "People come to Lexington from all over the world and they can't believe the variety of restaurants and diversity of culture we have here," says Chartier. With a harmonious location between Lexington and Kentucky's scenic horse farming country, Beaumont residents get a front-row seat to the best the Bluegrass state has to offer, while still living a small-town, community-oriented lifestyle at home.

Stately suburban homes with diverse pricing
"With the city of Lexington only having about 320,000 residents, it's easy to feel comfortable because you get to know a lot of people; I see at least one person I know every day," says Chartier. Whether coming home at the end of the day or waking up to a fresh, dewy morning, Beaumont residents can often be seen out and about using the neighborhood's walking trail or kindly stopping to greet one another. Screened by swaying maples and deep green cypress, lawns in Beaumont are often closely kept and decorated by tidy landscaping. "Beaumont is known for being looked after nicely; it's really just so pretty there,” says Murphy. The neighborhood is also known for its large properties and spacious floor plans, with most homes also offering front-facing garages and driveways. And, despite having a relatively high average sales price of about $685,000 dollars, "Housing in Beaumont is still very diverse. If you want to rent, there are apartments. First-time homebuyers and small families can choose from townhouses or two-bedroom singles, but there are also estates that sell for up to $2 million dollars," says Chartier. More contemporary construction with smaller layouts and a mix of plastic and brick siding can purchased from about $350,000 to $500,000 dollars. Larger, traditional and classical-revival designs, on the other hand, sell from about $700,000 to $1.5 million on average and often include sloping French roofs, brick construction and expansive floor plans, while backyard spaces feature patios for outdoor dinners and pools where residents can soak in the Kentucky sun.

Walk to highly-rated Fayette County schools
Another main highlight of Beaumont is its highly-rated school system. "Rosa Parks Elementary is so highly rated that Beaumont often pops up first when people are looking to move to the area," says Chartier. Located right in the neighborhood, students can walk or take the bus to Rosa Parks Elementary School, which has an A grade on Niche and emphasizes STEM with its Student Technology Leadership Program and science fair. Beaumont Middle School also has an A Niche grade and offers over 20 student clubs and athletic teams, plus an intramural program. From there, students can attend Paul Laurence Dunbar High School. One of the largest schools in the state, Dunbar is ranked No. 4 in Best Public High Schools in Kentucky by Niche and offers a Career Pathways program for students who want a head-start in their future profession. Dunbar also receives an A grade from Niche.

Cardinal Run Park South is known for its multiple softball and baseball facilities, where residents can catch local home games or walk their dogs along the paved pathways. Harrods Hill Park is right on the edge of Beaumont and has soccer nets, a basketball court and a large field where friends can toss a frisbee or lay out on the grass together. Little ones can run around on the playground while others explore the nearby creek and parents take strolls on the park's shady walking trail. Another popular spot for getting outdoors is the State Botanical Garden of Kentucky's arboretum. About 5 miles from Beaumont, locals head to this quiet retreat to appreciate the subtle beauty of nature and 100 curated acres of walking trails, grassy lawns and horticultural gardens. For a change of pace, the Keeneland racetrack is just over 3 miles northwest of Beaumont. For a state known for its derbies and horse racing, living in Beaumont is about as close as it gets to having the races right out the backdoor.

Diverse shopping and dining in Beaumont
Another feature of the Beaumont neighborhood is its selection of shopping and dining, some of which is close enough to walk to. "There are so many great restaurants and just a beautiful mix of cultures in Beaumont," says Chartier. Just beyond the MoonDance Amphitheater, residents can head to their local shopping center to shop for groceries at Kroger Marketplace or pick up a fresh cup of coffee from Starbucks. Whiskey Bear is an award-winning bourbon bar next door that celebrates Kentucky’s roots with a wide selection of world-class whiskeys, while, just a few doors down, locals satisfy their sweet tooths at Baskin-Robbins. Another nearby option is Everest, a Nepalese and Indian restaurant where residents can order popular dishes like Tandoori Chicken cooked in a clay oven and served with masala and dal tadka (cooked and spiced lentils). Nearby, Yogikrupa is also an Indian grocer that carries specialty items like spices, snacks and other imported goods. Another popular establishment is Sahara, a locally-owned Mediterranean restaurant that closes for a month every summer while the owners visit family overseas. "The lines are always super long there before and after the owners leave, but it's just so good," says Chartier. For other shopping needs, residents can head roughly 3 miles outside the neighborhood towards Downtown Lexington to grab any essentials they need from Home Depot, Staples, Walgreens and or auto parts stores.

Getting around the greater Lexington area
Although the local area of Beaumont has a great walkability factor, most residents living here still rely on their personal vehicles to get around. With easy access to US Route 60, Kentucky Route 4 and US Route 68, people can easily hop onto a highway and get where they need to go. When traveling far distances, Blue Grass Airport is 2 miles away, offering domestic flights throughout the country. In an emergency, Saint Joseph Hospital is only 3.6 miles away, right by the University of Kentucky and all of its other medical centers.
