Meadows-Loudon — or simply Meadows as many call it here — has blocks of cottages that date back to the Great Depression and post-World War II eras. However, a number of the neighborhood’s homes also carry the distinction of having been initially ordered through the Sears catalog. These prefabricated Sears homes sold during the first half of the 20th century and were somewhat of a precursor to today’s modular houses. “They would ship you all the components of the house and assemble it for you. There’s a bunch of them in the neighborhood,” says Ryan Camenisch, a Realtor with The Brokerage. Along with their distinct features like plywood walls, the home's modest sizes also help with the neighborhood’s affordability. The Meadows community is also known for seamlessly blending in with neighboring Castlewood, which is home to a prominent neighborhood park and one of Lexington’s six aquatic centers. On Meadows’ appeal, Camenisch says: “You can get to downtown and the interstate easily. It’s got a lot of the same benefits as Castlewood. Castlewood is like the mother neighborhood, and Meadows is like a subsidiary.”

Comfortable Craftsmen, Cape Cods and ranch-style houses

While the houses in Meadows have slightly less custom designs than those in Castlewood, the two neighborhoods do share some architectural styles. Meadows, like Castlewood, features a mix of Craftsmen, Cape Cods and ranch-style homes and most homes are no larger than 1,500 square feet. These cozy and practical homes sit on lots no larger than a quarter-acre and come with stone retention walls and terraced stairways leading up to entryways. Single-family homes in Meadows primarily run between $100,000 and $200,000 — while a few of the largest and fully renovated homes run close to $300,000. The average sales price in Meadows is $186,361, about $200,000 below the entire Lexington metro area. “It’s a more affordable place to buy. You can get a yard, a decent size yard with a two- or three-bedroom house under $200,000 most of the time,” Camenisch says.

A few blocks from one of Lexington’s oldest parks

This community is also just a few blocks away from Castlewood Park, one of Lexington’s oldest city parks. The 32-acre green space has several amenities and is home to the historic Loudoun House, a large Gothic Revival villa built in the mid-1800s. Many visit the Loudoun House to browse the many art exhibits in its public gallery. Castlewood Park’s other attractions include a playground with swing sets and courts and fields for basketball, tennis and baseball. The park’s other major attraction is the seasonal Aquatic Center and Sprayground, which has additional equipment like an octopus-shaped slide for young children. Other nearby green spaces include Kenawood Park. The site is popular among dog owners and also hosts youth baseball games. Those looking for indoor workout options can sign up at Planet Fitness.

Following career paths at Bryan Station High School

Students here may start at Northern Elementary School, which receives a C-plus from ratings site Niche. The school’s extracurriculars include Girls on the Run, part of a national program that involves 5K runs and aims to boost mental and physical health. The school also allows its students to perform on stage during the year. For the next levels of education, Meadows is zoned for Bryan Station middle and high schools, which both receive B grades from Niche. The high school offers specialized academies to help students develop interests in careers like health care and information technology. Bryan Station High students considering a future in the military can participate in the school’s Air Force JROTC program.

Close to Lexington Legends home games

Residents of the Meadows aren't far from the Lexington Legends home games. The Legends, a pro baseball team, play in the Atlantic League of Professional Baseball, a partner league of the MLB. The team plays 50 home games a year and also hosts additional events like fireworks displays. The Meadows is also just a few miles from Charles Young Park, which hosts a free summer concert series called Eastside Evenings. The series occurs on select Saturdays throughout the summer months and features R&B and funk music performances.

Located along New Circle Road beltway

Several Lextran bus stops exist on Meadows’ outskirts. The neighborhood is about 3 miles east of downtown Lexington. Meadows sits along New Circle Road, which forms a beltway inside the city. New Circle — also Kentucky Route 4 — goes toward the Blue Grass Airport, which is 10 miles west of Meadows. The UK Good Samaritan and Albert B. Chandler hospitals near the downtown provide major medical care.

“There’s some really great little places out here, especially for eating. There are a lot of interesting things on this side of town,” says Ceci Virtue, who works at Tattoo Charlie’s on New Circle Road. Morning commuters can stop by the drive-thru chain Dutch Bros Coffee for a snack en route. While several Latin restaurants provide lunch and dinner options. El Gran Tako has authentic street-style tacos and other Mexican fare, while Brasa’s serves Peruvian dishes. Brazilian Gourmet’s dishes include empanadas. It also sells Brazilian coffee and the Yoki brand of snacks popular in the South American country. Meadows is also close to the eclectic mix of shops and restaurants in the North Limestone area. Here, staples include the brunch spot Minton’s; and a Kroger grocery store. “I’ve seen the food scene here grow. Lexington is very unexpected, and I really love that about it,” Virtue, a Los Angeles native, says.
