Rosemill checks all the boxes for central Lexington families
At first glance, Rosemill is a quiet, unassuming residential neighborhood with modestly sized homes. However, it doesn’t take long for visitors to realize that Rosemill has much more to offer. “It’s the best neighborhood in town; I can tell you that right now,” says Rosemill Neighbors Association president Rebecca Kuntz. Its primary draws are the community’s highly-rated public and private schools and the bustling shopping district located along Southland Drive. It’s especially popular with families. “Homes hardly make it to market,” Kuntz adds. “Our schools are the bomb, and you can walk to anything you need – restaurants, stores, anything. From flower shops to wine shops. If you believe in buying local and supporting small businesses, Southland Drive is where it’s at.”
The Local LEX Market Block Party takes place the first Sunday from April to October.

Charming cottages in a fast-moving market
“Here, you’re going to find beautiful cottage-style homes with a ton of character,” says local Realtor Andrea Coughtry. The flat roads of Rosemill are lined with sidewalks, mature trees and single-family homes. Common designs here include cottages and ranch-styles, with foundations typically made of brick and stone. Stone architecture is particularly popular in central Kentucky due in large part to the early Irish immigrant populations that brought with them the trade of dry stone masonry. The market in Rosemill moves quickly - with homes selling after an average of 17 days on the market, which is faster than the national average of 44 days. Prices here are also less expensive, with the majority of homes selling for between $250,000 to $450,000, which is around $50,000 less than the average price for a home in the Lexington metro area. Kuntz recalls a quick sale that demonstrates the fast pace of the market. “It was trapped in time,” she says referring to a particularly outdated home for sale in the Rosemill community. "I said to my neighbors, 'There's a house up the street, and they are asking $275,000, and I just about flipped my wig.'" The next day, the ‘for sale’ sign was gone. "I think it sold that quick,” she says. “That’s the general rule of thumb in Rosemill."

Highly rated Fayette County Public Schools and Lexington Catholic High School
“Everybody wants to live in Rosemill because of the schools,” Kuntz says. "Clays Mill Elementary is off the charts with state stats and Lafayette High School also has great numbers and a great reputation." The neighborhood’s assigned public schools receive high praise on Niche, with Clays Mill Elementary earning an A and the title of fifth best public elementary school in the Lexington area. Jessie Clark Middle School earns an A-minus and the title of fifth best public middle school in the Lexington area; and Lafayette High School earns an A and the title of fifth best public high school in Kentucky. Clays Mill is close enough that many students can walk to/from school, and Lafayette is close enough for some students on the north end to be able to walk. Lafayette High School offers unique academic opportunities like the School for the Creative and Performing Arts and Fayette County Public Schools’ pre-engineering program. Some students can also walk to nearby private schools like the prekindergarten through Grade 8 Mary Queen of the Holy Rosary School, and the pre-K through Grade 12, Summit Christian Academy. The Lexington Catholic High School is another private faith-based option, which receives an A on Niche and is also home to a sprawling, updated campus with recently renovated athletic facilities and a new $11 million Pierce and Deirdre Lyons Science Center and The O’Brien Family High Marks Center.
Clays Mill Elementary School serves students from Kindergarten to 5th grade.
The student population of Jessie M Clark Middle School is 1,083 and the school serves 6-8.

Southland Drive’s local businesses serve as essential third places
“Rosemill offers easy walking access to everything Southland Drive has to offer, from the Good Foods Co-op to McLeod’s Coffee Shop,” Coughtry says. Good Foods Co-op is a staple for the surrounding communities. This cooperatively owned grocery store sources produce from Kentucky farmers and various other products from local vendors. The market includes a café and a community space with a full-service deli that provides an essential space for central Lexington youth. “Students get out of Lafayette High School and walk down to Good Foods Co-op,” Coughtry says. “After school, you might find a whole slew of them sitting there and hanging out.” McLeod’s is a nonprofit coffee shop offering employment to persons with disabilities from within the Lexington community. The interior of the shop is elaborately adorned with an eclectic mix of art, jewelry and furniture. A large light-up spaceship, a human-sized alien statue and a chandelier of light-up globes are among the shop’s eccentricities. On any given day, the shop will be full of community members sipping lattes, reading books or catching up with their neighbors. Longstanding shops like Old Kentucky Chocolates – known for its bourbon chocolate, chocolate potato chips and refrigerated chocolate grapes – sit alongside newer establishments like Critchfield’s, a family-owned meat market and deli, and South of Wrigley, a Chicago-style beef sandwich shop. “South of Wrigley is only open until 2 p.m. and sells out of their amazing, authentic sandwiches almost daily – you can stand in line out there all day,” Coughtry says. “It has a local owner who runs the business with his brother and son. It has a very fun atmosphere. My son loves that place.”

Lexington’s citywide events and community church gatherings
People in Lexington attend citywide events like the fall thoroughbred races at Keeneland and winter basketball games at the University of Kentucky. In addition to local businesses, churches in and around Rosemill provide opportunities for residents to form friendships with their neighbors through church services and events. Mary Queen of the Holy Rosary School and Rosemont Baptist Church both host annual fall festivals – Mary Queen’s features live music, inflatables and casino games while Rosemont Baptist’s includes a petting zoo. Redeemer Community Church hosts an annual Easter egg hunt, and St. John’s Lutheran Church offers activities like an annual Vacation Bible School, youth ministries and a young adult Bible study group.

Hill N Dale Park and The Arboretum, State Botanical Garden of Kentucky
Residents on the neighborhood’s east side can walk to Hill N Dale Park, a small outdoor space with a playground, basketball court and picnic pavilion. The park neighbors a property with two ponies in its backyard—a common sight throughout Kentucky. While visitors may not feed or pet the animals, they are welcome to admire their beauty from the other side of the chain link fence. Three miles east, The Arboretum, State Botanical Garden of Kentucky is free to visit and offers a 2-mile paved loop trail that cuts through native plant life representative of Kentucky’s seven regions. Parents with kids enjoy exploring the arboretum’s story walk, which has individual pages of a children’s book at various points along the trail, or taking them to the Kentucky Children’s Garden, which has interactive features designed to teach children about plants and the environment.

Walking to schools and Southland Drive
Rosemill offers walkability to schools, shops and restaurants, and those living on the neighborhood’s north end are especially close to Southland Drive. Getting to Good Foods Co-op requires crossing a busy street, but Critchfield Meats Family Market is on the south side of Southland Drive, closer to the neighborhood. Rosemill is 2 miles from the University of Kentucky and 3 miles from downtown Lexington. The Lextran bus offers 20- and 45-minute routes to each, respectively. The neighborhood’s nearest medical center is CHI Saint Joseph Health, a mile and a half north. When traveling out of town, residents fly out of the Blue Grass Airport, which is 5 miles west and sits beside Keeneland, Lexington’s famous horse racing track.
