Pheasant Brook Estates is a wooded corner of Lexington, one of Boston 's highest-priced suburbs. With forested yards, spacious homes and proximity to downtown, this area feels both secluded and neighborly. "I consider it among the top four most desirable neighborhoods in the city," says Realtor Elizabeth Crampton with Fine New England Living at Coldwell Banker Realty, who has more than 25 years of experience in the area. She says that the neighborhood's spacious yards are rare for Lexington, and the properties tend to hold their value well. "The homes have a classic, timeless feel," Crampton says. "It's a quiet neighborhood, where the streets are exceptionally wide, so people walk there all the time — it's one of the best trick-or-treating neighborhoods."

Spacious homes with a mix of old-school and contemporary architecture
Homes in Pheasant Brook Estates were primarily built in the 1980s and 1990s, although some were added more recently. Many homes feature the stately symmetry of Colonial Revival and Georgian Revival architecture, while others have flat roofs and rectangular windows associated with midcentury modern and contemporary designs. Homes typically have five bedrooms or more, and the median yard size is just under an acre. "Just about every property backs up to wooded areas," Crampton says. Prices can range from $2 million to $3.1 million. "It's a little above average for Lexington," Crampton says. "People are willing to pay to have that consistent value, large lots and beautiful architecture."
While Pheasant Brook Estates is the primary subdivision in the area, surrounding streets offer some older homes at lower prices. The neighborhood around Ingleside Road and Carnegie Place was built in the 1960s and 1970s, and homes along Maple or Woburn Street might date back to the early 1900s. Prices for these properties can range from $1 million to $2 million, though rare spots of contemporary construction might be up to $3.6 million.

Walkable elementary school and upcoming high school renovations
Families may appreciate being less than a mile from First Circle Learning, a private childcare facility for infants to pre-K. Kids can then head to Harrington Elementary School, also less than a mile away. The school receives an A grade on Niche. Older students are zoned for Jonas Clarke Middle and Lexington High School, which both earn top grades of A-plus. The school district plans to build an entirely new high school starting in 2026, with an anticipated completion date of fall 2029. The project has an expected price tag of over $650 million. There are also a few private school options within a few miles, including Lexington Christian Academy for sixth through 12th grade.
Lexington High School is a vibrant public school known for its strong academics and active student community.
Harrington Elementary School is a public school in East Lexington.

Extensive nature trails and direct access to the Minuteman Bikeway
Pheasant Brook Conservation Area is at the center of the neighborhood, but it's more of a scenic backdrop than a park. To spend time outdoors, residents can head across the street to Arlington's Great Meadows, which, at more than 180 acres, is the largest undeveloped green space in Lexington. The natural land has multiuse trails that run through forests and wetlands. The membership-only J. W. Hayden Recreation Centre is 3 miles west for indoor recreation, with an ice-skating rink, pool and full-service gym.
Crampton also says that proximity to the Minuteman Commuter Bikeway is one of the main draws to this neighborhood. Less than a mile away, this paved bike path runs 10 miles from Bedford to the Alewife MBTA station south of Arlington. The trail connects through downtown Lexington, meaning Pheasant Brook Estates residents are about a 10-minute bike ride from downtown.

Dining in downtown Lexington and fresh produce from Wilson Farm
Two miles away, downtown Lexington's brick storefronts are filled with restaurants and boutiques. Residents can bike or drive into town for the weekly farmers market from spring to fall, occasional live music nights or dining out. "Lexington truly does have an incredible dining selection," Crampton says. She recommends il Casale for Italian food and says the numerous bakeries are a highlight. Nouvé Bakery is particularly popular for its matcha pain suisse pastry. A bit further north, Stop & Shop is a go-to for groceries, but Crampton says the standout grocery store in the area is Wilson Farm, less than 2 miles south. Wilson Farm started selling vegetables to the community in 1884, and it still stocks its shelves with produce grown directly from the surrounding fields. Its selection has expanded to include farm produce from all over the region, as well as traditional grocery items and baked goods. In the fall, it gets busy for its pumpkin village.

Driving into Boston can take 30 minutes to an hour
Connecting to Interstate 93, it's a 13-mile drive into downtown Boston. The trip might take 30 minutes to an hour, depending on traffic. Commuters can also head 6 miles to Alewife Station, catching the Red Line subway, which runs for 20 minutes into Boston. The closest airport is Boston Logan International Airport, in the heart of the city. Residents are much closer to medical services, with the Lahey Hospital & Medical Center 5 miles north.
