Capitol Beach home styles and prices vary on and off the lake

The land around the man-made, saltwater Capitol Beach Lake was once home to an amusement park nicknamed the “Coney Island of the West.” However, the park closed in 1958, and the space was repurposed for residential use. The waterfront houses here include an eclectic mix of ranch- and split-level styles, many built in the 1960s and ’70s. “In the 1960s, local developers set aside a few hundred acres around the lake for waterfront homes, and that’s when the neighborhood really came to life,” says Matt Kirkland, who owns The Matt Kirkland Group and Giving Realty and has more than 20 years of real estate experience. These properties are the only ones that can access the lake, through the Capitol Beach Community Association HOA, whose fees run just under $100 per month. They sell for prices from the lower $300,000s to the lower $800,000s.

From the lake, Capitol Beach branches out into city blocks featuring more mid-to-late-century ranches, bungalows, and split-levels. These offer no HOAs and lower prices, from the mid-$100,000s to the lower $300,000s.

Namesake lake is just the tip of the iceberg for outdoor recreation

Contrary to the name, Capitol Beach doesn’t have a traditional beachfront. Many of the houses on the water have docks, though, setting the stage for sailing, jet skiing and other activities across the lake’s 340 acres. All residents can explore spots like the Lincoln Saline Wetlands Nature Center, whether they live on the lake or not. Located adjacent to the lake, the nature center features a trail that winds past a series of ponds. The neighborhood is also home to Lakeview Park, where there’s a playground, a basketball court and picnic tables. Oak Lake Park, about 2 miles away, features a namesake lake that’s smaller than Capitol Beach Lake but is still open to nonmotorized boating and fishing.

Students have nearby public schools and UNL just minutes away

The highly rated Lincoln Public Schools system covers Capitol Beach. Lakeview Elementary School is within walking distance for some families in the neighborhood, with students in kindergarten through fifth grade. The district also allows flexibility in the schools students attend, through magnet programs and open enrollment. Older students can stay close to home for classes at the University of Nebraska-Lincoln, whose City Campus is just about a 10-minute drive away. UNL-Lincoln has over 100 undergraduate programs and roughly 24,000 students, making it the largest college in the state.

Easy access to O Street eateries and downtown attractions

The Capitol Beach lakefront is just about a mile from O Street, one of Lincoln’s main thoroughfares. The roadway offers an array of restaurants, stores and other businesses as it traces through the city. Capitol Beach residents are particularly close to O Street options like:

  • D'Leon's Mexican Food, which is a drive-through-only spot that’s open 24-7
  • Salty's Lodge, where you can grab a burger or a plate of nachos and sing a tune during Thursday-night karaoke
  • The Lincoln West location of Big Red Restaurant & Sports Bar, whose walls are adorned with over 60 TVs for sports
  • Mai's Market, a family-owned grocery store
Getting to Downtown Lincoln for more options isn’t too much of a heavy lift, either. “It’s just right down O Street,” says local Realtor Ron Stelling, who’s with Woods Bros Realty and has about 10 years of industry experience. “You have the whole Haymarket downtown district. And [Haymarket Park’s] there for baseball. You got Pinnacle Bank Arena, all that.” Downtown’s Historic Haymarket District, which originated as a 19th-century warehouse district, is now home to more than 200 businesses. Pinnacle Bank Arena is also part of the Haymarket area, and hosts University of Nebraska basketball games, concerts and other shows. Haymarket Park is the home field for Nebraska baseball and the Lincoln Saltdogs, an independent pro team. The Nebraska football program’s 85,000-seat Memorial Stadium is also nearby.

Downtown, bus routes and the airport are all just minutes from home

Commuters in Capitol Beach are just about a 3-mile drive from the heart of downtown. Several StarTran bus stops are also available, along stretches including Q and O streets. The Lincoln Airport is 5 miles away for trips out of town. The airport is just northwest of the neighborhood, but far enough that it's not a disturbance. “Capitol Beach, they fly right by it,” Stelling says, of planes traveling to and from the airport. “But it’s across the other side of [Interstate 80], so you really don’t get a lot of air noise.”
