A small town with a close, adventurous community in Androscoggin County
Southern Maine is where most of the state's population is clustered, and development is increasingly sparse moving north. Livermore Falls in central Maine is one of the last larger towns before the landscape turns to vast pine forests and rolling blue mountains. “We’re often called the gateway to the mountains,” says Jacob Stewart, a Realtor with Hearth & Key Realty who’s based in the area. “We have all these outdoor activities, like fishing and four-wheeling, that are within walking distance of your basic conveniences like Walgreens and Dunkin.” Livermore Falls, which is built on the eastern banks of the Androscoggin River, has about 3,000 residents. The small town benefits from a Main Street with local restaurants and a grocery store, as well as a skate park and sports fields near the river. Convenient access to natural spaces means that outdoor recreation is the centerpiece in this close, central Maine community.

Fishing, hiking and four-wheeling in Livermore Falls
Both new and experienced skateboarders practice at Tri-Town Skate Park, a small public park near the Androscoggin River. Nearby, there’s also the Livermore Falls Recreation Park, where kids play catch on the baseball field, run around the soccer field and meet for pickup games on the basketball court. Whistle Stop Trail, a multi-use trail built on a former railroad bed, begins in Livermore Falls and travels 14 miles north to Farmington, winding through farmland and forests. Hikers, horseback riders, bikers, cross-country skiers and ATVs are all welcome to use the gravel route. “ATV clubs will have group rides through there,” Stewart says. “If you’re driving through town, you better plan on waiting if the route has them crossing the road where the trail is because there will be 100 four-wheelers riding by.”
Livermore Falls is built on the Androscoggin River, so kayaks and canoes can explore the waterway. The river is also a popular spot for anglers to catch bass and trout. Moose Hill Pond is another common fishing area in the neighborhood.

Seasonal food shacks and long-standing eateries on Main Street
Main Street has a few locally owned eateries. Early mornings call for bagels or donuts from Berry Fruit Farm, a bakery and market that also sells apples and cherries from its fruit orchards in Livermore. Chuck Wagon Restaurant is a western-themed restaurant that’s been open since 1967, where diners order classic American fare like sirloin tips and mashed potatoes with gravy. Residents order burritos, burgers and homemade whoopie pies from Stevie J's Burgers and Burritos, a seasonal food stand with outdoor picnic tables that’s open from May to mid-September. Softie Delite is an ice cream stand open from mid-April through the end of September that serves a rotating list of seasonal, homemade ice cream flavors. For groceries, locals stop by Food City, a regional supermarket. Several cannabis shops are also along Main Street, but there aren’t many other retail stores close by. Farmington, located 12 miles north, has a Walmart Supercenter, Big Lots and a few small home goods businesses.

Cottages on gridded streets and farmhouses on multiple acres
Most of the houses in Livermore Falls are on the gridded streets built next to the river, though there are some newer homes on the country highways in the rest of the neighborhood. “It’s an industrial, working town and so it does feel that way as you drive through it. The houses at the center of town are close-packed and there are a lot of rentals,” Stewart says. Cottages, American Foursquares and multifamily homes were all built in the early 1900s on small lots. Prices fluctuate between $160,000 and $250,000, depending on condition. Ranches and Cape Cods were added in the mid-19th century; these usually cost between $150,000 and $320,000. When ranches and split-levels from around the same time come with 10-plus acre lots, their prices rise to between $250,000 and $350,000. Farmhouse-inspired properties built in the last 20 years cost between $350,000 and $400,000.

Cars and ATVs take residents around town
Residents rely on personal vehicles, which can include anything from cars and trucks to ATVs or UTVs, to get around the neighborhood. “You’ll go to the grocery store, and you’ll have an ATV on one side and a side-by-side on the other and you’ll have to park between them,” Stewart says. State routes take commuters to larger cities; drivers turn onto State Route 4 to drive 30 miles south to the Lewiston/Auburn area. From there, they can merge onto Interstate 95 to continue the drive to Portland, which is about 66 miles from Livermore Falls. The state capital of Augusta is a 27-mile drive southeast on State Route 17. Many residents remain in the area for work, as Livermore Falls was established as a mill town and mills remain significant employers. “We have a pallet mill in town, and there’s a mill reopening in Jay that people are excited about,” Stewart says. The former paper mill in Jay will reopen as a particle board manufacturing facility in early 2026.
Extracurriculars at Spruce Mountain High School
Children may begin at Spruce Mountain Primary School, which serves prekindergarten through second grade. Niche has not rated the primary school, but Spruce Mountain Elementary School, which houses third through fifth grade, has a C rating. Students can progress to Spruce Mountain Middle School, which scores a C, and then to Spruce Mountain High School, which has a C-minus rating. High school students can get involved in elective classes and clubs like band, drama, robotics club, Lego club and yearbook.
Seasonal festivals and weekly events in Livermore Falls
Seasonal events bring neighbors from the tri-town areas of Livermore Falls, Livermore and Jay together. “There are parades that anyone can be a part of. My niece just moved here from Alaska, and the first week in town, she was in the 4th of July parade,” Stewart says. Locals also line up to watch a Memorial Day parade in May and the Spirit of the Season parade, a festive gathering in early December that ends in a holiday tree lighting and photos with Santa. During the summer, Livermore Falls has a concert series in the gazebo by the town hall; neighbors bring lawn chairs to listen to local bluegrass and country music artists. The last Saturday of September brings the Apple Pumpkin Festival, a harvest celebration where attendees sip apple cider, paint pumpkins and peruse artists’ booths. Live music fills the air as kids jump in bounce houses and work on seasonal crafts.
More frequently, groups gather at places of worship like Livermore Falls First Baptist Church, which has weekly services, Bible studies and a food pantry, and First United Pentecostal Church, which offers weekly services and an annual fall festival. Emmanuel Assembly of God also has small group meetings and Sunday services. Livermore Falls is home to the Treat Memorial Library, where residents can read with therapy dogs and attend crafting groups, book clubs and kids’ story hours.
