Colonials, ranch-style homes and Cape Cods are all common in Yaphank, often stretched along quiet, tree-lined streets that lack sidewalks. Homes typically cost between $350,000 for a small two-bedroom fixer-upper and rise to $800,000 for a large five-bedroom home. Townhouses start as low as $300,000, but there has been a spate of new construction townhomes in the luxe Country Pointe Meadows subdivision. These newer townhouses, some of which are just hitting the market for the first time and some of which are a few years old, list anywhere from $650,000 to $870,000.Fishing and kayaking on the Carmans River
The Carmans River, studded with two small lakes, runs through Yaphank. Locals flock to the water for fishing and kayaking, or simply stop by to soak in the sun and the sights. Southaven County Park, which is also cut through by the river, spans over 1,300 acres and is a go-to spot for residents to fish, hike and camp. Locals who don’t own boats can rent them here, and it’s not too uncommon to spot people riding horses along the park’s trails. The Dennis Puleston Warbler Woods Preserve also provides hiking trails through its 700 acres, though they’re not as popular or well-maintained, and local baseball games and tournaments are held at Lasorda Legacy Park. Just outside the neighborhood, Robinson Duck Farm Dog Park is popular for the large, grassy fields where local dogs love to romp. It doesn’t have its own water source, though, so locals have to bring their own. Golfers flock to Middle Island Country Club, and the beach is just a short drive away — it’s about 8 miles to Shirley Beach and 10 miles to Smith Point County Park.Longwood High's pathways program
Most of Yaphank is served by the Longwood Central School District, which gets a B-plus from Niche. Children can begin their educations at C.E. Walters Elementary School, which gets a B-plus, and head to Longwood Middle School, which has a B-plus, for fifth and sixth grades. Seventh and eighth graders attend Longwood Junior High School, which has an A-minus, before moving to Longwood High School. The high school has a B-minus, and its college and career pathways program allows students to earn college credit before high school graduation and provides opportunities for job shadowing and internships.Supporting local produce and businesses
Every year, Yaphank emphasizes farm-to-table living through The North Meets South Fair. It’s brimming with local produce, but food and drinks from local restaurants, breweries and wineries also make appearances alongside live music. Interstate 495 cuts right through Yaphank’s heart and is bordered by William Floyd Parkway and Sunrise Highway, making traveling in nearly any direction by car a breeze. “You’re only 36 miles from Greenport, which is amazing,” Calabrese says. “You can get out there for a day and then head home.” The neighborhood also has a station on the Long Island Rail Road. From there, the train takes just under two hours to reach Penn Station.Restaurants owned by Yaphank locals
Yaphank is mostly residential, but Walmart provides groceries close to home. It’s also just a few minutes' drive to the Stop & Shop on East Patchogue Yaphank Road and a slew of supermarkets near Sunrise Highway and William Floyd Parkway. The community isn't saturated with restaurants and cafes like other Brookhaven neighborhoods, but a lot of the businesses here are owned and operated by locals, Dispenza says. Locals get breakfast sandwiches or a stacked lunch sub at Old Dock Grill or sit down for dinner at The Mill House Inn on the shores of Upper Lake. Southpaw Brewing Company is also a popular spot for friends to meet up for pizza and drinks. “Their blueberry gin sour is delicious,” Calabrese says.A complicated past
In the 1930s, Yaphank was tied to American Nazi organizations, holding rallies that drew thousands. The effects of this influence lingered for decades through bylaws requiring homeowners in one community to be “primarily of German extraction.” In 2017, after years of court battles, a federal judge ordered the German-American Settlement League to abandon the requirement. The cooperative has since been dismantled. “Today, homebuyers have no hesitation about going to Yaphank or living in this community,” says Norma Dispenza, a licensed real estate salesperson at Daniel Gale Sotheby’s International with over 15 years of experience. “In fact, inventory is very low.”
