Chatman Hill is one of Lubbock's oldest neighborhoods
On the far east edge of Lubbock’s suburbs, Chatman Hill is a storied neighborhood offering lower priced homes close to downtown and outdoor attractions. The north end of the neighborhood holds residences, while the south end holds a rail yard and the largest cottonseed oil mill processing facility in the country. Most of East Lubbock was segregated during the Jim Crow era, and a period of low growth and decline for the area followed. “Chatman Hill is one of the oldest neighborhoods in Lubbock, and the city is making a conscious effort to revitalize the area,” says Realtor Tarvis Grant, a broker for TGA Realty and Property Management who’s been selling homes in the area for over 20 years. He says the Lubbock City Council is currently budgeting future investment into the area, and a new park is being planned to help better connect East Lubbock to the Depot District and downtown.

Ranch-style homes, new traditionals starting in the $50,000s
The neighborhood offers ranch-style homes from the mid-20th century and new traditionals built in the past 25 years. Most houses have two to three bedrooms. Some properties have attached garages, while others may have driveways with covered carports. “There’s not a lot of square footage, and these are older homes for the most part, but the prices attract people to the area,” says Grant. Home prices range from $50,000 to $200,000.

Neighborhood Citibus stops, close to I-27
Because Chatman Hill sits on the edge of Lubbock, a car is required to take advantage of the city’s full amenities. Commuters can take Interstate 27 north 100 miles to get to Amarillo, and south where it turns into U.S. Route 87. State Route 289, also known as the Lubbock Loop, circles the city and provides access to shopping centers and the South Plains Mall. Citibus offers public transportation around Lubbock, including several stops along 23rd Street and 26th Street. Covenant Medical Center is just 5 miles west, and Lubbock Preston Smith International Airport is 8 miles north.

Playgrounds, nearby fishing lake and hiking trails
Washington Park provides the north end with a basketball court, sandy volleyball court and a playground, while Chatman Park gives the south end its own playground and a picnic area. Just 2 miles east, Mae Simmons Park has a disc golf course, and Dunbar Lake is a popular fishing spot that hosts several fishing derbies throughout the year, including the annual kid's fishing derby in July. And 3 miles north, Mackenzie Main City Park features hiking trails, a dog park and a public golf course.

Events, houses of worship and a community garden nearby
Chatman Hill has six congregations, including five churches and a Buddhist temple. The Roots Booker T. Washington Community Garden on Cedar Avenue is volunteer-run and grows fresh produce for local food pantries and churches. Downtown on Buddy Holly Avenue, the Cactus Theater is a historic venue that hosts concerts and plays throughout the year. And the South Plains Fair in September features amusement rides, food vendors and live entertainment.

Residents will have to leave Chatman Hill for shopping and dining. “You're really close to the Depot District, which has bars, several really nice restaurants and quick in-and-out places,” says Grant. Popular local dining options in the district include Cast Iron Grill with Southern staples and Triple J Chophouse & Brew Co, which is Lubbock’s oldest brewpub. Walmart Supercenter is 3 miles north for essentials.

Karaoke Tuesdays, at Shotgun Sue's Saloon, is a popular weekday event for Chatman Hill singers.

Early college program at Estacado High
Students may start at Ervin Elementary, which gets a C from Niche, before going to Dunbar College Preparatory Academy, which also receives a C. Estacado High earns a B-minus and offers an early college program with Texas Tech University, a large public college just 3 miles west.
Dunbar College Preparatory Academy is home to the Panthers.
Texas Tech University offers a variety of majors and athletic programs for Chatman Hill scholars.

Sounds and smells from the rail yard and mill
Due to its proximity to the cottonseed oil mill and rail yard, residents may be faced with noise from the train and smells from the plant.
