West Lubbock is on a path of growth in West Texas

The city of Lubbock has been expanding in recent years, and that growth has extended into communities like West Lubbock. New developments are ongoing, and residents move into the area to have a quiet place to call home and easy access to major employers, like Texas Tech University and warehouses in the Lubbock Business Park. "I think the big reason for growth over there is land," says Nick Simpson, Realtor with Better Homes and Gardens Real Estate Blu Realty, who works throughout the Lubbock area. "Lubbock County has expanded south quite a bit into the Wolfforth area, but we're seeing an expansion westward. You've got commercial construction as well as residential. You've got Canyon West shopping and the West End shopping area. And of course, the growth of Texas Tech plays a factor into that ... as well." West Lubbock is full of opportunities to own a new home that isn't far from work. Simpson had a client move into West Lubbock’s Cypress Ranch neighborhood from Idaho to be close to her job at Gandy’s Dairy, and there are more residents like her who find a similar convenience in West Lubbock.

New homes fill West Lubbock

West Lubbock is full of developments that continue to grow with new construction. "You're seeing a lot of new construction and great homes," Simpson says. Craftsman and duplex homes built within the last 10 years have sold for $200,000 to $500,000. Tudor- and French-inspired ranch homes can range from $500,000 to $900,000, but there are also luxury estates in areas like The Vineyards at Escondido Ranch that sold for $1.5 million to nearly $2 million. Neighborhoods like Llano Estates charge monthly HOA fees, but some are HOA-free. Some homes also feature basements, which may be used as storm shelters if a tornado passes through the area.

Short commutes on the 289 Loop

Residents are minutes away from shopping centers and restaurants, and the Texas State Highway 289, called the 289 Loop, makes it easy to access the rest of Lubbock and its amenities. Drivers travel about 12 miles in under 20 minutes to reach downtown, and the Lubbock Preston Smith International Airport is closer to 17 miles away. Exceptional Community Hospital opened in 2024 and offers routine and emergency care nearby. The area's churches are close to U.S. Route 62. "There's a new loop that will be out that way," Simpson says. "They're still working on that. We're years out from it being finished, but that is really going to tie things together."

New schools opened to welcome a growing student population

Homes in West Lubbock are zoned for the Frenship Independent School District, which Niche gives an A-plus and ranks as the best district in Lubbock. Because the area is growing, the district has opened new schools to make room for incoming students, like Ridgewood Elementary, currently unrated by Niche. Most homes are zoned for Alcove Trails Middle School, also new and unrated, but some are served by the A-rated Frenship Middle. Both middle schools feed into Frenship High School, which also has an A.

Browsing shops at Canyon West and West End Center

Residents can get groceries, meals and everyday needs in Canyon West, a busy shopping center in the area. The center neighbors busy restaurants like Sushi Nami and Rosa's Cafe & Tortilla Factory, a regional chain. "You've got nice outlet stores like Nike, Cabela's,” Simpson says. “You've got Best Buy, Dave & Buster's. You've got a lot of stores, a lot of restaurants along the West Loop." Canyon West also has a Sam's Club, and there's a Costco in the nearby West End Center. The Wolfforth Farmers Market is open on Saturdays year-round and can have over 200 vendors selling fresh produce, baked goods and homemade crafts.

Community amenities and nearby McAlister Park

Neighborhoods like Verrado Estates have community pools and playgrounds, but residents who don't have community amenities are a short drive from McAlister Park, which features a dog park, pickleball courts and baseball fields used by the Lubbock Western Little League. Golfers can drive up to the Reese Golf Center to play the public 18-hole course. A dry heat moves in during the summer, and the area experiences intense winds, so some people prefer air-conditioned fun at Main Event, which offers activities like laser tag, escape rooms and bowling.
