Agganis AC is typically a quiet neighborhood, an unassuming community near Nahant Bay in central Lynn, Massachusetts. But on one fateful evening in 1966, when the Rolling Stones showed up to the neighborhood’s very own Manning Bowl to play the first gig of their North American summer tour, Agganis AC became the center of the rock and roll universe. The show was cut short when thunderstorms rolled through, and a melee broke out among the 17,000 fans in attendance, forcing the police to break up the crowd and causing Mick Jagger to vow never to return. Other notable performers have brought their talents to the Manning Bowl – Ray Charles, The Beach Boys and Aerosmith, to name a few – but The Rolling Stones have remained true to their word. Very few of Agganis AC’s 3,000 current residents were in attendance back in 1966, but much of the same neighborhood charm and historic architecture remain 50 years later. Independent grocers, markets and restaurants pepper the streets, and most homes were built no later than 1940. “Western Ave is the main road running through Lynn,” says Paul Atwood, a real estate salesperson with Return Realty Group. “The homes off Western Ave are older and more established, and the neighborhood reflects that history.”
From single-family homes to triple deckers in Agganis AC
Dating from the 1800s to the late 1900s, homes here range from colorful cottages, ranch-styles and traditional homes with gabled roofs and porticos to triple-deckers and multi-family properties. Single-family houses can list between $350,000 and $600,000. Condo units range from $200,000 for a one-bedroom to about $400,000 for a two-bedroom, and multi-family buildings start from $650,000 and go up to $850,000. Houses usually have little yard space and close neighbors. The streets are often connected by sidewalks, making it easy for evening walks around the community.

Public parks and beach spots abound in Lynn
The Agganis Athletic Complex, home to Frasier Baseball Field and Manning Field, has two 4,000-seat multi-use fields with a popular track used for walking and jogging. The facility is home to the public school district for championships, marching band and cheerleading competitions, adult rec leagues and local fundraising events. The playground at Henry Avenue is popular for playdates and basketball games, as is the nearby Jenkins Park. Nahant Bay, which is home to the Lynn Shore & Nahant Beach Reservation and Lynn Beach, is about 2 miles away and is a popular outdoor place for beach walks, swimming and water activities. Those who like hiking can head several miles north to Lynn Woods Reservation, which has over 2,000 acres of forestland and 30 miles of trails.

Students in Agganis AC begin their education at Robert L. Ford Elementary School, a C-minus-rated school on Niche. Pickering Middle School, which opened in 1917, rates a C and is Boston’s first junior high school. Lynn English High School won the Stand Up 2011 award for implementing innovative and impactful programs that address bullying. A C-rated School on Niche, Lynn English High School was voted the best Low Income Academic School by Businessweek Magazine, and over 60% of Lynn English’s student body speaks English as a second language.

Proximity to Boston
Although the community is largely connected by sidewalks, most people still drive to navigate the city. Massachusetts Route 1A is near the west end of the community, and people can drive 9 to 13 miles southbound to reach Boston or the Boston Logan International Airport. There is also a Massachusetts Bay Transportation Authority (MBTA) commuter rail station downtown, which is about 1.5 miles away from the neighborhood. The MBTA Newburyport/Rockport Line can take commuters directly to Boston in three stops, and MBTA bus stops are located throughout the city for people who need to go to another town in the Greater Boston area. Salem Hospital is about 5 miles northeast in the neighboring city of Salem.

The city organizes many community and public events for residents, including free concerts and movies at local parks and holiday festivals such as the Juneteenth Celebration.
