Situated next to the second-largest municipal park in the country, the Lynn Woods neighborhood provides the unique convenience of access to both urban and rural amenities. Aside from the 2,200-acre Lynn Woods Reservation and adjacent Gannon Municipal Golf Course, this suburban enclave is made of primarily residential properties. Downtown Lynn is only a couple of miles away and sits right along the coast; the city and Lynn Woods have a long history, but many developments around the Lynn Woods Reservation are relatively new. “It’s a mix; Lynn has a lot of old history and was known for its shoe manufacturing business, but the homes around Lynn Woods are newer and come in different, more modern styles,” says Colleen Eddy, a local property specialist with Return Realty Group, Inc. Lynn Woods has an overall CAP Index crime score of 2 out of 10, lower than the national average of 4. Students here are zoned for Lynn Public Schools, and Lynn Woods Elementary School is centrally located within the neighborhood.

There are multiple bodies of water throughout the Lynn Woods Reservation, including Walden Pond, Birch Pond and Breeds Pond. “The local schools have been taking advantage of the ponds to teach rowing and kayaking,” Eddy says. She also adds that the reservation is full of trails that people use for hiking and mountain biking and that the Lynn Woods area is less than 2 miles from the oceanfront. There are approximately 30 miles worth of trails throughout the reservation; in the warmer months, outdoor enthusiasts use these pathways for biking, nature walks and horseback riding, while in the winter, the trails transform into popular cross-country skiing routes. The park is also home to Dungeon Rock, which is rumored to be the site of a long-lost buried treasure that once belonged to a pirate in the 1650s – today, visitors continue to explore the cave in search of the alleged fortune.

Nature-filled lots host a variety of housing styles
Lynn Woods has a wide range of housing styles; everything from contemporary colonials and new custom-built properties to quintessential Cape Cods and ranch-style dwellings can be found lining windy neighborhood roads and cul-de-sacs. Because of the Lynn Woods Reservation proximity, homes here are typically situated on larger, nature-filled lots that seamlessly blend in with the local greenery. Most single-family properties here start around $500,000 and rise into the low $800,000s. Many homes also feature backyard pools, paved driveways and garages, so street parking isn’t common in this neighborhood.

Young learners attend Lynn Woods Elementary
“Lynn has a diverse mix of charter, private and public schools,” Eddy says. Centrally located in the neighborhood is Lynn Woods Elementary School, a kindergarten through fifth-grade primary institution that receives a C-plus rating from Niche. “Lynn Woods Elementary is a very small yet very sought-after public school; some people move to this area specifically for the school,” Eddy says. For grades six through eight, Pickering Middle is a C-rated school. Secondary students can attend Lynn English High School, which is also rated C and collaborates with local community colleges and universities to offer Early College courses. “Lynn also has a recently renovated athletic field called Manning Field, and that’s where all the school sports like football and soccer take place,” Eddy says. “Manning Field also has a really nice stadium that the local schools use.”

Grab groceries from Lynnfield Street Market
For basic groceries and ATM machines, residents can stop by the Lynnfield Street Market; just down the road is Superior Roast Beef-Pizza-Seafood, a local eatery that was once voted the Best Takeout Restaurant in the Greater Lynn Area. A few blocks south of Lynn Woods is the Four Winds Pub & Grill, a waterfront restaurant situated along Sluice Pond (or, as locals call it, Lake Lynnaspesaukee). Eddy says that Lynn Woods residents often make the 2-mile drive into Downtown Lynn for a greater dining selection. South Lynnfield is less than a mile north of the neighborhood and has a handful of other popular eateries, including Marco’s Restaurant, an Italian spot, and Ithaki Mediterranean Restaurant, which serves Greek-Mediterranean fusion.

Fishing derby events take place at local ponds
Many of the events in this area center around the Lynn Woods Reservation: “The community hosts a number of fishing derbies at the ponds, which they restock in the spring and the fall,” Eddy says. Eddy also notes that the public 18-hole Gannon Municipal Golf Course is another one of the neighborhood’s biggest draws; golfers can relax at the clubhouse, browse an onsite pro shop or sign up for golfing lessons.
12-mile drive to Boston
“The Lynn Woods area is very close to major highways and about 12 miles from Boston; there’s also a commuter rail in Downtown Lynn,” Eddy says. Interstate 95 is situated north of the neighborhood and intersects with U.S. Route 1, which travels into the Boston area. The MBTA operates a bus service through the area via Route 436 along Lynnfield Street. Mass General Brigham Healthcare Center is located within the neighborhood and offers various primary care services.
