There's more to this calm Madison suburb than meets the eye
Eastmorland’s suburban streets wind around the waters of Madison’s Monona Lake. Olbrich Park and Starkweather Park add to the experience as destinations for relaxing summer afternoons. A stop at Olbrich Botanical Gardens, with its reflecting pool and Asian architecture, builds further on the serenity. Quiet? Yes. “But it’s not boring here,” says Rebecca LeBeau, President of the Eastmorland Community Association. Retailers and grocers might be out of sight, but they’re still on the minds of prospective buyers. “It’s perfect because we’re walkable to Lake Monona, restaurants, coffee shops, libraries and grocery stores, yet we still have peaceful streets,” says LeBeau. With a wide range of home prices and a taste of Madison’s eclectic nature, Eastmorland draws all sorts. “It’s a neighborhood that’s really diverse,” says Realtor David Perry of Badger Realty Group. “There’s both young people and people that have been there for more than 50 years.”
A summer afternoon is best spent at Olbrich Park or the Botanical Gardens
Madison is known as an outdoor lover’s destination with parks, lakeside amenities and cultivated green spaces. “For boating, kayaking or swimming, the lakes are a central part of the city’s identity,” LeBeau says. “We’re set on Lake Monona, which has boat access and views of the Capitol.” Situated on 90 acres alongside the lake, Olbrich Park is perfect for a day of leisure, picnic or letting the kids run around. Olbrich is one of Madison’s largest lakefront parks and sits adjacent to the Olbrich Botanical Gardens in neighboring Atwood. The Gardens feature a reflecting pool and plenty of calm, open spaces to explore. Eastmorland Park is at the heart of the community on 14 acres. The park is convenient and walkable and features a basketball court, open green space and two playgrounds for kids of all ages. Set at the confluence of Starkweather Creek, where it diverges, O.B. Sherry Park has a popular trail along the water and is known to be well-maintained.
Bungalows and ranch-style home priced widely across Eastmorland
The well-lit, tree-lined streets in Eastmorland have sidewalks, and most homes have driveways and detached garages. “Our neighborhood was built in a post-World War II housing boom, so many houses are modest bungalows that are comparatively more accessible to first-time homebuyers,” says LeBeau. Ranch-style abodes are also quite popular. “We aren’t full of manicured lawns, though; instead, think native perennials and gardens in the front yard,” says LeBeau. Eastmorland’s housing market is competitive, leading to an average of less than two weeks on the market. Over the past 12 months, the median single-family home price has sat at $334,125, which will get buyers a three-bedroom, one-bath home at about 1,300 square feet. “There are homes from $275,000 all the way up to $545,000, so it really depends on who’s buying,” says Perry.
Getting the grade in the Madison Metropolitan School District
Students in Eastmorland attend class within the Madison Metropolitan School District. Schenk Elementary is a walkable community school with neighborhood ties and a B-minus from Niche. White Horse Middle School gets a C-plus overall. “The middle school and the elementary school are in one building in the heart of our neighborhood,” says LeBeau. “They are definitely a gathering point for families.” La Follette High holds a B rating and offers a wide array of courses, including American Sign Language, interior design and automotive technology.
Ample retail and grocery shopping just off the highway
Locals make use of Eastmorland’s position just off the highway interchange of U.S. Highway 51 and State Route 30 to shop in its commercial area. Both a games store and antiques shop are within reach for entertainment and rare finds. Woodman’s Food Market is a full-service supermarket practically in locals’ back yard that features an attached liquor store. The dining scene in Eastmorland is largely casual, with spots like Dairyland Family Restaurant serving classics like French toast and biscuits and gravy. A dimly lit, cozy little bar by the name of Jade Monkey Cocktail Lounge sits immediately west, within walking distance of the lake. Their retro décor and spacious patio seating make it especially enticing during the summer. Folks flock to the Biergarten at Olbrich Park for something stronger. It’s a neighborhood favorite open seasonally on Atwood Avenue, boasting unbeatable sunset views of Lake Monona.
Not far from the airport
U.S. Highway 51 leads north and south and is the most direct way to reach not only interstates 90 and 94, but also Dane County Regional Airport.
