Midvale Heights offers greenery, vintage homes and community events
Midvale Heights, one of Madison's oldest neighborhoods, blends vintage housing options with modern conveniences. Green spaces fill and surround the community, and the neighborhood association hosts annual events at Segoe Park. Big-box retailers like Hy-Vee and T.J. Maxx cluster along Whitney Way. Though Midvale Heights has a suburban atmosphere, it’s less than 5 miles from downtown and has quick access to a local hospital and school.
Midvale Heights residents have a sense of community that can't be matched.

Older ranch-style homes sell for competitive prices
Midvale Heights was first developed in the late 1940s, and the majority of its homes reflect its postwar origins. “It’s newer compared to Dudgeon-Monroe, mostly built in the 50s and 60s,” says Kathy Smith Epping, a Realtor with Restaino & Associates. “I would also say that kind of neighborhood potentially is very desirable for people downsizing, because there are a lot of ranches.” Housing options include:
Ranch-style homes below 2,000 square feet in size, selling from the mid-$300,000s to the mid-$600,000s
Larger properties, selling from the high $400,000s to the low $900,000s
Midvale Heights’ median sale price of $513,000 makes it a much less expensive alternative to Dudgeon-Monroe, which has a median of $730,000. The neighborhood is still pricier than the city, with a median of $418,000.

Local green spaces offer golfing, skiing and playgrounds
Midvale Heights’ southern edge is separated from U.S. Route 14 by large green spaces, including Odana Hills Golf Course. “In the winter, they have groomed, cross-country ski trails at Odana when we have snow,” Smith Epping says. “There’s a park right there, next to the golf course, with tennis courts and playground equipment.” The neighborhood is also home to several pocket parks with playgrounds, including Segoe Park and Oak Park Heights Park.

Retail centers offer groceries, local eateries and a popular library
Both Midvale Boulevard and Whitney Way offer shopping centers along Midvale Heights’ borders. At the Midvale Plaza Shopping Center, part of the Sequoya Commons mixed-use development, conveniences range from eateries to the local branch of the Madison Public Library. “It’s a big draw for that area,” Smith Epping says. “That library actually is the most visited library in the city.” Luigi’s Pizza serves thin-crust pizza next to the Chocolate Shoppe Ice Cream Company, a popular local dessert chain. At the western edge of Midvale Heights, food shoppers have easy access to Hy-Vee and A-Mart Asian Grocery, while dining options include Mexican chain eateries, the family-owned Nonno’s Ristorante Italiano and the Vintage Brewing Company, home to award-winning craft beers.
Vintage Brewing offers local craft beer.

Segoe Park hosts community events in the summer
The Midvale Heights Community Association brings extra activity to the neighborhood’s small parks with annual events. The association hosts an annual picnic at Segoe Park every June, the Summer Nights at Segoe concert series and food truck festival in July and youth baseball competitions at Segoe and Piper parks during both months. When it’s not putting together outdoor gatherings, the MHCA also holds indoor events like book talks at the Sequoya Library.
